SID and LID Taxes Explained: Las Vegas New Construction
Caliterra is a Richmond American Homes community of new two-story Duo paired homes in the Spring Valley part of southwest Las Vegas, ZIP 89148. As of October 16, 2026, base prices start from $409,950 for the Valencia 1 and Valencia 2 Duo plans.
Where is Caliterra?
Richmond American lists Caliterra at 9081 Transporter Avenue, Las Vegas, NV 89148. That is the west side of Spring Valley, in the southwest valley.
Richmond American says Caliterra is close to the 215 Beltway. The builder also points to easy access to schools, shopping, dining, recreation, and entertainment.
Richmond American held the Caliterra grand opening in April 2026, so this is a young community. Expect some construction around you for a while as homes are finished. Richmond American says Caliterra does not have a dedicated sales center, so call 702.553.4494 to set up a visit.
What homes does Richmond American build at Caliterra?
Caliterra sells what Richmond American calls Duo homes. These are paired homes. Two homes share one wall, and each owner owns their own home. They are not detached houses, and they are not stacked condos.
Here is what Richmond American publishes for Caliterra, as of October 16, 2026:
| Plan | Beds | Baths | Sq ft (approx.) | Stories | Garage | Base price | |---|---|---|---|---|---|---| | Valencia 1 Duo | 3 | 2 | 1,370 | 2 | 1-car | $409,950 | | Valencia 2 Duo | 3 | 2 | 1,380 | 2 | 1-car | $409,950 | | Valerie 1 Duo | 3 | 2.5 | 1,450 | 2 | 1-car | $419,950 | | Valerie 2 Duo | 3 | 2.5 | 1,450 | 2 | 1-car | $419,950 | | Vance 1 Duo | 3 | 2.5 | 1,660 | 2 | 1-car | $449,950 | | Vance 3 Duo | 3 | 2.5 | 1,660 | 2 | 1-car | $449,950 |
These are three paired designs, the Valencia, Valerie, and Vance, each in two versions.
Richmond American says Caliterra homes come with professionally curated fixtures and finishes, and that personalization is available. Ask for the standard feature list for each plan before you visit the design center, so you know what costs extra.
How much do homes cost at Caliterra?
Base prices at Caliterra start from $409,950, as of October 16, 2026. Prices change with every release, and the price you pay depends on the plan, the homesite, and the options you pick.
That is the lowest floor plan price across all of Richmond American's Clark County communities today. A paired home is a good way to get into new construction at a lower price than a detached house.
Richmond American's page also has a move-in ready section. Ask which homes are ready now, and compare each one against the base price of the same plan.
What are the HOA and SID?
Richmond American's Caliterra page says "No SID fee." That is good news, but still ask for the title report so you can confirm nothing else is recorded on the lot. Here is how SID and LID taxes work.
Richmond American does not publish an HOA amount for Caliterra. Paired homes often have rules about the shared wall, the roof, and outside paint, so ask for the HOA documents early. Read what the HOA covers and what you cover.
Richmond American often runs limited-time offers, often tied to its own lender, HomeAmerican Mortgage. Ask which offers are live on the day you visit, and get the terms in writing. Get an outside quote too, so you can compare the full cost.
Is Caliterra a good fit for you?
Caliterra fits a first-time buyer, a single buyer, or a downsizer who wants a new home in Spring Valley without paying detached home prices. Three bedrooms and up to about 1,660 square feet is plenty for many small households.
The trade is the shared wall and the second floor. If you want a yard with space on all sides, or a single-story home, a detached community will suit you better.

Local Insight
As a Las Vegas real estate specialist, Ryan Rose tells buyers to register their agent with Richmond American before the first visit, since the builder runs its agent registration online. At Caliterra, he suggests asking which homesites back up to busy roads and which sit on interior streets, because location inside the community can matter as much as the plan. He also suggests asking how sound is handled at the shared wall. A walk through a finished Duo home, not just the model, can answer a lot of that.
If you want help deciding if a paired home is right for you, Ryan Rose is happy to talk it through. You can reach out here any time. Ryan Rose | Real Broker, LLC | 702-747-5921.
