Where is Cactus Bloom in Summerlin?

Cactus Bloom is in La Madre Peaks, the newest village in Summerlin. Summerlin places it at the base of the La Madre mountains on the west side of the master plan. Summerlin announced the opening on October 6, 2026, and called it the newest neighborhood to open in Summerlin.

Summerlin says Cactus Bloom has access to the 215 Beltway and is about a five-minute drive to Downtown Summerlin. Richmond American says the community is now selling by appointment only, so call ahead before you go.

What homes does Richmond American build at Cactus Bloom?

Cactus Bloom homes come from Richmond American's Aspire Collection. Summerlin describes them as luxury single-story homes with professionally curated finishes and some room to personalize. There are three plans, from 3,470 to 4,010 square feet, and each has a three-car garage.

| Plan | Beds | Baths | Sq ft | Stories | Base price | |---|---|---|---|---|---| | Rocco | 4 | 3.5 | 3,470 | 1 | $1,734,950 | | Rowan | 4 | 4.5 | 3,710 | 1 | $1,834,950 | | Robert | 4 to 5 | 3.5 to 4.5 | 4,010 | 1 | $1,964,950 |

Prices are as of October 16, 2026, from Summerlin and Richmond American. The Robert can be built with a game room or a guest suite. It can also swap two bedrooms for a second primary suite. Summerlin lists options on the Rocco such as a professional kitchen, a wine room, an extended covered patio, and a pet spa. Ask which items are standard and which cost extra.

How much do homes cost at Cactus Bloom?

Cactus Bloom starts from $1,734,950 for the Rocco, as of October 16, 2026. The Robert, the largest plan, starts at $1,964,950. Richmond American notes that its prices may not include options, upgrades, or lot premiums.

Richmond American often runs limited-time offers, and many are tied to its own lender, HomeAmerican Mortgage. Ask which offers are live when you visit. Get the terms in writing, and compare them with a quote from an outside lender.

What are the HOA and SID costs at Cactus Bloom?

Many Richmond American community pages in Las Vegas say "No SID fee." The Cactus Bloom page does not say that, and it does not list HOA dues. In Summerlin West, homes usually pay a master association fee plus a neighborhood HOA, and many villages carry a City of Las Vegas SID on the tax bill. Ask Richmond American for the HOA dues and any SID balance on your exact lot before you sign.

What is nearby?

Summerlin names two parks near Cactus Bloom. Scout's Point is a planned village park with a climbing-themed play area, flex lawns, trails, a picnic area, and a shaded overlook. Grand Park, Summerlin's largest park, has playgrounds, trails, sports courts, and fields, and its first phase is complete.

For schools, the Clark County School District zoning search for school year 2026 to 2027 places Cactus Bloom in Givens Elementary, Becker Middle School, and Palo Verde High School. Zoning can change, so check the CCSD zoning search for your exact address.

Is Cactus Bloom a good fit for you?

Cactus Bloom fits buyers who want a large, single-story home at the base of the La Madre mountains, in Summerlin's newest village. All three plans are one level, so it works well for buyers who want to skip stairs. The Robert's second primary suite option can help families who share a home with a parent.

Richmond American also sells Iris Glen and Primrose Park in Summerlin's Grand Park. See them all on my Richmond American Las Vegas page. The Summerlin new construction guide compares every builder in the area, and the Las Vegas new construction hub covers the whole valley.

Local Insight

As a Las Vegas real estate specialist, Ryan Rose points out that the same Rocco ranch plan sells in other Richmond American communities for much less than at Cactus Bloom. What you pay for here is the Summerlin location and the La Madre Peaks setting. Because Cactus Bloom sells by appointment only, have your agent register you with Richmond American before that first visit. Ask for the lot premium on each homesite, since premiums vary from one homesite to the next.
