Where Is Southern Highlands, and Who Runs It?
Southern Highlands sits in the southern foothills of the valley. Its borders are Cactus Avenue on the north, Jones Boulevard on the west, Interstate 15 and St. Rose Parkway on the east, and Larson Lane on the south. The ZIP code is 89141. It was planned as an 1,850 acre luxury master plan by the Arizona based Olympic Group, approved by the Clark County Commission in May 1997, and carried the Southern Highlands name by November 1998.
Here is the part buyers miss. Southern Highlands is not inside Las Vegas city limits. It sits in Enterprise, an unincorporated piece of Clark County, so Clark County handles permits and code questions. That matters the day you want to add a pool, a casita, or an RV gate.
What Costs Should a Southern Highlands Buyer Check?
Southern Highlands runs two layers of HOA. Every owner pays the master association, which funds a 24 hour roving security patrol along with the parks and landscaped common areas. Most homes also sit inside a sub association with its own dues, and the spread between a small maintained yard and a guard gated enclave is wide.

Does Buying Here Include the Golf Club?
No. Southern Highlands Golf Club opened in 2000 and is private. Buying a home inside the master plan does not hand you a membership, and membership carries its own cost, so Ryan gets that answer in writing before a buyer counts on it.
Gate access is the other practical issue. Enclaves such as Olympia Ridge Estates use manned entry gates, secondary controlled access points, and roving patrols. Showings there have to be arranged ahead, so Ryan builds tour days around the gates instead of leaving you parked at a call box.
How Ryan Prices a Southern Highlands Offer

An estate lot on the golf side and a standard two story a mile north are not the same market, and blending them produces an offer that does not hold up. What Homes Are Selling For in Southern Highlands
Here is what actually closed. Las Vegas MLS records 113 home sales in Southern Highlands from July 25 through September 23, 2026, at a median price of $570,000.
Half of those sales landed between $479,990 and $750,000, so that middle band is the realistic range for most buyers.
Across the same sales, the median worked out to about $250 per square foot and the median home went under contract in about 28 days.
By property type, the medians were single family homes at $580,000 (105 sales) and townhomes at $383,500 (8 sales).
These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
