Where is Brantley in Summerlin?

Brantley sits in Grand Park, a village in Summerlin West. Pulte lists the community at 12225 Brantley Hills Lane, Las Vegas, NV 89138. The neighborhood is gated.

Grand Park is named for its village park. Summerlin says the park will span 90 acres when it is complete, and the first phase is open. Pulte points to Red Rock Canyon for hiking and to Downtown Summerlin for shopping and dining. It also names Red Rock Casino and the Las Vegas Ballpark as nearby.

What homes does Pulte build at Brantley?

Pulte offers nine floor plans at Brantley, from 2,194 to 4,731 square feet. Three plans are single-story and six are two-story. Pulte labels the Pesaro a carriage home, and the rest are single-family homes. As of October 16, 2026, Pulte marked some plans as future releases.

Brantley starts from $879,990 for the two-story Palermo, as of October 16, 2026. The lowest single-story base price is $1,006,990 for the Stella. Pulte notes that its prices may not include lot premiums, upgrades, or options, and that community association fees may be required.

Pulte often runs limited-time offers, and many are tied to its own lender, Pulte Mortgage. Ask which offers are live when you visit. Get the terms in writing, and compare them with a quote from an outside lender.

What are the HOA and SID costs at Brantley?

The Brantley page does not publish HOA dues or SID amounts. In Summerlin West, homes usually pay a master association fee plus a neighborhood HOA. Many villages also carry a City of Las Vegas special improvement district, or SID, which shows on the property tax bill. Ask Pulte for the HOA dues and the SID balance on the exact lot before you sign.

Is Brantley a good fit for you?

Brantley is the only Pulte neighborhood selling in Summerlin right now, and Pulte lists Glass Canyon as coming soon. Brantley fits buyers who want a gated Grand Park address with a wide range of plan sizes. Buyers who want one level can pick from the Stella, Gardengate, or Parklane. Larger families can look at the five and six-bedroom options in the Pesaro, Lucera, and Vittoria.
