Best New Construction Communities Henderson 2026
Families and New Construction Las Vegas

School zone is one of the first questions families ask when shopping for new construction in Henderson, and for good reason. The Clark County School District is large, and not all zones are equal. Henderson has some of the most consistently rated high schools in the Las Vegas Valley, and understanding which new construction communities feed into which campuses can meaningfully affect your purchase decision.

The Three High Schools That Drive Henderson Buyer Decisions

Three high schools anchor most of the conversation when Henderson families evaluate school zones for new construction: Coronado, Liberty, and Green Valley.

Coronado High School in Henderson consistently ranks among the top public high schools in Nevada by multiple metrics, including graduation rates, AP course enrollment, and state assessment scores. It serves portions of Green Valley and the surrounding neighborhoods, making it a major draw for buyers considering new construction in the southeast Henderson corridor. Communities feeding into Coronado are in strong demand, which also supports resale values over time.

Liberty High School serves the newer Henderson communities including parts of Cadence, Inspirada, and the southern Henderson growth areas. Liberty has built a strong reputation across athletics and academics and has benefited from the newer school facilities that come with serving a growing part of the city. Families relocating from California who prioritize both school quality and newer infrastructure tend to respond well to Liberty-zone new construction.

Green Valley High School is one of the original Henderson high schools and serves the established Green Valley master plan area. While the surrounding new construction inventory is more limited compared to Cadence and Inspirada, buyers who land in the Green Valley zone gain access to an established school with deep community ties and a long track record of performance.

How New Construction Communities Map to School Zones

Cadence, Henderson's largest active master-planned community and the number one ranked master plan nationally by RCLCO, is zoned across multiple elementary feeder schools that funnel into Liberty High School for most of the community. With approximately 12,250 homes planned at buildout and still two to three years of active construction remaining, Cadence offers the broadest selection of new construction floor plans and builders of any Liberty-zone community.

Inspirada, which is approaching final buildout with approximately 75 homes remaining as of early 2026, also feeds into the Liberty High zone. Buyers interested in Inspirada should act on any remaining inventory promptly because once buildout is complete, new construction options in that community will be gone.

Lake Las Vegas and the estate areas near MacDonald Highlands and Ascaya generally feed into the Henderson and Boulder City school zones depending on precise location. Families considering those communities should verify their exact zone assignments with the Clark County School District directly, as boundary lines in the eastern Henderson area can shift as populations grow.

Elementary and Middle School Considerations

Henderson elementary schools in the Green Valley and newer master plan areas generally earn strong ratings from Clark County School District assessments. When evaluating new construction, it is worth looking at the full feeder pattern from elementary through high school, not just the high school alone. A community that feeds into a highly rated elementary but a less competitive high school zone, or vice versa, gives families important context for long-term planning.

Local Insight

As a Las Vegas real estate specialist, Ryan Rose consistently sees school zone play a larger role in Henderson buyer decisions than in almost any other part of the Las Vegas Valley. Buyers from California, in particular, arrive with detailed questions about school ratings because they are accustomed to doing that research before purchasing. The good news is that Henderson's top school zones align well with the communities that also offer the best new construction selection, making this one of the few markets where families do not have to choose between school quality and new home availability.
