How Much Do New Construction Homes Cost in Las Vegas 2026
New construction homes in Las Vegas range from the high $300,000s to well over $1 million in 2026, with the median price sitting at approximately $530,000. Your actual cost depends heavily on location, builder, and the upgrades you select at the design center.
Entry Level to Luxury: The Full Price Range
The most affordable new homes in the Las Vegas Valley are found in North Las Vegas, where builders like Touchstone Living and DR Horton offer move-in ready homes starting in the high $300,000s. The median price for a DR Horton home is around $413,000, making them one of the most accessible options for buyers with tighter budgets. Lennar, the valley’s top builder by volume, has a median close to $519,000 and includes appliances, flooring, and smart home features in that price.
Mid-range buyers spending $500,000 to $650,000 will find strong inventory across Henderson, the southwest valley, and outer Summerlin. Pulte Group communities typically fall in this range, with a median around $625,000. Toll Brothers and other luxury builders serve buyers above $700,000, with Toll Brothers averaging over $745,000 across their Las Vegas communities.
What Drives the Price Difference
Location is the single biggest factor. A comparable floorplan in Summerlin can cost $100,000 to $150,000 more than the same plan in North Las Vegas. Lot premiums for corner lots, cul de sacs, and views of the Strip or Red Rock Canyon add another $10,000 to $75,000 on top of base price.
Design center upgrades are where buyers frequently overspend. Builders mark up upgrades significantly, sometimes 100% to 200% above retail cost. A buyer selecting $50,000 in upgrades at the design center might pay market rate of $25,000 for the same finishes installed after closing. Builder incentives in 2026 help offset some of this: DR Horton offered a 3.99% rate buydown used by 73% of their buyers, while Richmond American has offered up to $30,000 in closing cost credits.
Special Assessments Add to Your Annual Cost
Many Las Vegas communities carry SID or LID assessments in addition to your mortgage and HOA fees. SID (Special Improvement District) assessments apply to Summerlin and Skye Canyon areas; LID (Local Improvement District) assessments apply in Henderson communities like Cadence and Inspirada. These run $500 to $3,000 or more per year and last 10 to 20 years. New buyers are often surprised by these bills because they are billed semi-annually and are separate from everything else.
Local Insight
As a Las Vegas real estate specialist, Ryan Rose advises buyers to look beyond the base price and calculate the true monthly cost before falling in love with a community. A $450,000 home in a high-SID neighborhood with a premium HOA can cost more monthly than a $490,000 home in a community without those assessments. Understanding the full picture upfront helps you compare communities fairly and avoid sticker shock after closing.
