Are Home Prices Dropping in Las Vegas?
A little, but not by much. Las Vegas REALTORS reported a median single family price of $475,000 in August 2026, down 1% from August 2025 and down from the record $490,000 set in May and June 2026. Prices have been mostly flat for about two years, so this is a small dip, not a crash.

How Have Las Vegas Prices Moved in 2026?
The single family median started the year at $470,000 in January. That was 3.1% lower than January 2025, per Las Vegas REALTORS. Prices then rose to a record $490,000 in both May and June.
Since then, prices have eased. The median fell to $480,000 in July and $475,000 in August. That is about 3% below the June peak. It is still higher than where the year began.
Condos and townhomes moved the other way in August. Their median was $299,900, up 0.6% from a year earlier. It is still below the condo record of $315,000 from October 2024.
Why Are Prices Softening?
Two things stand out in the reports. The first is supply. At the end of August, 7,590 single family homes were listed without offers, up 5.3% from a year earlier. That gives buyers more choices, so sellers have to compete a bit more.
The second is mortgage rates. Freddie Mac put the average 30 year fixed rate at 6.95% on September 17, 2026, up from 6.26% a year earlier. Higher rates shrink what buyers can afford. LVR president George Kypreos said rising rates can be a drag on the market, while also noting local prices have been pretty stable.
Sales slowed too. Single family sales in August were down 1.7% from a year earlier.
Will Las Vegas Home Prices Keep Dropping?
No one can say for sure, and you should be careful with anyone who claims to know. Prices depend on rates and jobs, plus how many homes come up for sale. The honest answer is to watch the monthly LVR numbers and focus on your own plans.
A small dip in the median also does not mean every home lost value. The median mixes many kinds of homes. A shift toward more lower priced sales can pull it down even when many individual homes hold steady.
What Does This Mean for Buyers and Sellers?
For buyers, a softer market can mean more room to ask for repairs or seller credits. Ryan often points out that a credit toward a rate buydown can lower a monthly payment more than a small price cut.
For sellers, pricing matters more now. Homes that sit tend to need price cuts later. Ryan looks at the most recent sales on your street, not just the valley median, before suggesting a list price.
