What homes does Richmond American build at Archer Park?

| Plan | Beds | Baths | Sq ft (approx.) | Stories | Base price | |---|---|---|---|---|---| | Powell | 3 | 3.5 | 2,600 | 1 | $732,950 | | Deacon | 3 to 4 | 2.5 | 2,390 | 1 | $742,950 | | Darius | 4 | 3.5 | 2,830 | 1 | $762,950 |

Prices are from the Richmond American Archer Park page as of October 16, 2026. Note that the Powell is the lowest priced plan even though the Deacon is smaller.

Two features stand out here. Select plans offer the UltraGarage, which Richmond American describes as an attached, extra-tall garage for a boat, an RV, or extra storage. Select plans also offer Modern Living suites, a separate space that can work for extended family or guests. Ask which plans and lots can take each option.

Richmond American also lists these community features: near trails, parks and playgrounds, a picnic and BBQ area, and quick move-in homes. If you build, you pick your own finishes and fixtures.

How much do homes cost at Archer Park?

Archer Park starts from $732,950 for the Powell base plan, as of October 16, 2026. The top base price is $762,950 for the Darius. The UltraGarage, a Modern Living suite, the lot, and design choices can all add to the final price.

Richmond American often runs limited-time offers, and many are tied to its own lender, HomeAmerican Mortgage. Ask which offers are live when you visit. Get the terms in writing, and compare them with a quote from an outside lender.

What are the HOA and SID costs at Archer Park?

The Archer Park page does not list HOA dues or say whether there is a SID. Mountain's Edge has a master association, the Mountain's Edge Master Association. Whether a SID applies depends on the exact lot. Ask Richmond American for the HOA dues and any SID on your homesite. You can also look up the parcel with the Clark County Treasurer.

What is nearby?

Mountain's Edge has several parks, including Exploration Peak Park, Nathaniel Jones Park, Paiute Park, and Mountain's Edge Regional Park. Blue Diamond Road gives you a quick route east to I-15 and west toward Red Rock Canyon.

The Archer Park page does not list schools. Check the Clark County School District zoning search for your exact address.

Is Archer Park a good fit for you?

Archer Park fits buyers who want one-level living and a lot of garage space. If you own a boat, a trailer, or a larger vehicle, the UltraGarage plans are worth a close look. Multigenerational households may like the Modern Living suite option.

Local Insight

As a Las Vegas real estate specialist, Ryan Rose suggests calling ahead and bringing your agent to your first Archer Park visit, since there is no dedicated sales center and Richmond American has agents register buyers online before a tour. Ask which lots can fit the UltraGarage before you fall for a plan, because not every lot may work. Ask for the HOA dues and the SID status on that exact lot too. Mountain's Edge is a large master plan, so where your lot sits inside it can change your daily drive.
