Aliante is not a 55 plus community overall, but it does contain one age restricted neighborhood within its borders. Sun City Aliante is a dedicated 55 and older community with approximately 2,028 homes, while the rest of Aliante is open to residents of all ages.

Is All of Aliante Age Restricted?

No. The broader Aliante master planned community has no age restrictions and welcomes families, young professionals, and retirees alike. The only section with an age requirement is Sun City Aliante, a Del Webb development specifically designed for active adults aged 55 and older. The remaining neighborhoods, including guard gated Club Aliante with its 328 homes, are open to buyers of any age.

This setup gives Aliante a unique advantage. Retirees can enjoy the dedicated amenities and social programming of Sun City Aliante while still being part of a larger, multigenerational community with schools, parks, dining, and entertainment.

What Are the Age Rules for Sun City Aliante?

Sun City Aliante follows the Housing for Older Persons Act (HOPA) guidelines. At least one resident in each household must be 55 years of age or older, and no permanent residents under the age of 19 are permitted. These rules are enforced through the HOA and are a condition of purchase. Prospective buyers should review the CC&Rs carefully before making an offer to ensure they meet all residency requirements.
