Which Northwest Communities Are Actually Gated?

Los Prados, off Lone Mountain Road in 89130, is the area's established guard gated golf community, with around 1,100 homes, a second gate on Ann Road, and a par 70 course inside the walls. Los Prados is also marketed as an active adult community, so confirm any age rules directly with the association before you write. Iron Mountain Ranch, in 89131 and 89143, is a guard gated group of roughly 220 custom and semi custom estates on larger lots with parks and walking paths. Skye Canyon is not a gated master plan. It is an open community with gated sub villages inside it, including Aviano, Eaglepointe, Ravenna, Madera, Skye Mesa, Belterra, Pinewood and Sage Reserve. Everyone in Skye Canyon shares Skye Center, Skye Fitness, the parks and the trails whether their own street is gated or not, which is the opposite of how buyers usually assume a gate works.

What Does the Gate Cost You Every Month?

In Skye Canyon the master association fee applies to every resident, and a gated sub village adds a second assessment on top of it for the gate, the private streetscape and anything reserved for that village. Centennial Hills works the same way, but the range is wider, since gated enclaves there run from four home cul de sacs to large communities with a staffed gate and a golf course.

What Homes Are Selling For in Centennial Hills and Skye Canyon

Here is what actually closed. Las Vegas MLS records 368 home sales in Centennial Hills and Skye Canyon from July 25 through September 23, 2026, at a median price of $525,000.

Half of those sales landed between $422,487 and $662,250, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $250 per square foot and the median home went under contract in about 29 days.

By property type, the medians were single family homes at $544,375 (332 sales), townhomes at $353,500 (22 sales) and condos at $253,995 (14 sales).
