Which 55 Plus Communities Are in Summerlin?

Sun City Summerlin is the original and by far the largest. Del Webb opened it in 1989, and it covers roughly 2,000 acres with 7,779 homes, four resident only recreation centers named Mountain Shadows, Pinnacle, Sun Shadows and Desert Vista, and three 18 hole golf courses called Highland Falls, Palm Valley and Eagle Crest.

Siena sits in Summerlin South in the 89135 zip code. It is guard gated, holds around 1,800 homes, and the public Siena Golf Club course winds through the neighborhood. The clubhouse there includes a fitness center and both indoor and outdoor pools.

Regency at Summerlin is the newest of the three. Toll Brothers opened it in April 2016 inside the guard gated Cliffs village, with 457 single story homes ranging from about 1,637 to 3,130 square feet and a recreation center reserved for Regency residents, including a resort style pool, a lap pool and pickleball courts.

How Do the Age Rules Actually Work?

The age rules come from the community, not from the listing. Under the federal Housing for Older Persons Act, a community qualifies when at least 80 percent of occupied units have at least one occupant aged 55 or older, and the association has to verify ages through surveys at least every two years.

That 20 percent is a ceiling on exceptions, not something a buyer can claim. Whether a younger spouse, an adult child or a long staying guest can live in the home depends on that association's own CC and Rs and occupancy policy. Get written confirmation from the HOA for your exact household before you remove contingencies.

What Should a 55 Plus Buyer in Summerlin Look at First?

Single story living is the practical reason most buyers start here. Step free entries, wider hallways, curbless showers and a primary suite on the ground floor are common in these communities and harder to find in general Summerlin resale.

After that, read the resale package. Dues differ by community, and so does what they cover. Ask which recreation centers your address actually has access to, what the transfer fees run, and whether there are any pending assessments.

What Homes Are Selling For in Summerlin

Here is what actually closed. Las Vegas MLS records 446 home sales in Summerlin from July 25 through September 23, 2026, at a median price of $610,000.

Half of those sales landed between $436,375 and $978,500, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $315 per square foot and the median home went under contract in about 32 days.

By property type, the medians were single family homes at $679,750 (356 sales), townhomes at $420,000 (57 sales) and condos at $288,500 (33 sales).
