Buying your first home in Las Vegas means sorting through a long list of assistance programs. Nevada offers several options for down payment help, but the Worker Advantage Program stands apart in a few important ways. Understanding how it compares to alternatives can help you pick the program that puts the most money in your pocket.

How Worker Advantage Stacks Up

The Worker Advantage Program provides $20,000 per household through a 0% interest second mortgage. There are no monthly payments, and the balance is repaid only when you sell, refinance, or reach the end of the 30 year term. That structure makes it one of the most generous programs available in Nevada right now.

By contrast, the standard Home Is Possible program offers up to 4% of the loan amount, forgiven after three years. For a $350,000 home, that works out to roughly $14,000. It also requires first time buyer status, which Worker Advantage does not.

Comparing the Other Options

Home First provides up to $15,000 in forgivable assistance, but it caps purchase prices at $570,000 and targets first time buyers. The Worker Advantage ceiling sits at $832,750, giving buyers access to a much wider range of homes across the Las Vegas valley.

HIP for Heroes and HIP for Teachers each offer $7,500 in down payment help. These are solid programs, but the dollar amount is less than half of what Worker Advantage delivers. Veterans may still benefit from pairing HIP for Heroes with other options, but essential workers in eligible professions will almost always get more value from Worker Advantage.

Home At Last is structured as a second mortgage with no interest, forgiven at 30 years. It resembles Worker Advantage in structure, though the grant amount is typically smaller.

Can You Combine Programs?

One of the biggest advantages of the Worker Advantage Program is its flexibility. You can use the $20,000 toward your down payment, closing costs, or even to buy down your interest rate. FHA loans can be combined with Worker Advantage, which means you could put as little as 3.5% down and let the grant cover most or all of it.
