Seven Hills Henderson was developed by American Nevada Corporation in partnership with Forest City Enterprises, with construction officially beginning in January 1996. The master planned community was largely built out by 2003, with custom home construction in guard gated enclaves like Terracina continuing through the late 2000s. The 1,300 acre community now contains approximately 3,000 homes across 25 distinct neighborhoods.

From Ranch Land to Master Planned Community

Before becoming Seven Hills, the land was known as Sky Harbor Ranch. Forest City Enterprises purchased the site in 1993 and became the managing partner alongside American Nevada Corporation. The project went through several name iterations before settling on Seven Hills, a reference to the Seven Hills of Rome that inspired the community's Italian and Tuscan design theme.

American Nevada Corporation, the same developer behind Green Valley (one of Henderson's most successful master planned communities), brought decades of experience to the project. The rolling terrain of the McCullough Mountain Range foothills provided natural elevation changes that the developers used to create distinct neighborhoods at varying elevations, with many home sites offering panoramic Las Vegas Strip and mountain views.

Construction Timeline by Neighborhood

The earliest neighborhoods in Seven Hills include The Terraces and Villa Villagio, both started around 1997. The Serket Golf Club (then called Rio Secco Golf Club) opened in 1997, designed by Rees Jones. Avalon's condo community followed in 1999, along with Rapallo as one of the first guard gated luxury subdivisions. Peak construction occurred between 2000 and 2003, when Renaissance (by Pardee Homes), Palazzo Monte, and Venezia were built. Terracina's custom estate lots saw construction from 2003 through 2008.

The newest residential addition is Marquis Seven Hills by Blue Heron, a collection of 33 contemporary luxury estates positioned on two Serket Golf Club fairways. A handful of vacant custom home lots in Palazzo Monte and Terracina remain available for future builds, though the community is otherwise complete.
