Who Can Help Me Upsize to a Larger Home in Green Valley, Henderson?

by Ryan Rose

Ryan Rose | Real Broker, LLC helps Green Valley owners sell a home they have outgrown and buy a bigger one in a single planned move. He lines up the sale and the purchase together, so you are not carrying two mortgages or booking two moving trucks.

Where Are the Bigger Homes in Green Valley?

Green Valley is built out, so upsizing here almost always means a resale. That is not a drawback once you know where to look. Green Valley South, which started around 1985, is known for larger lots and mature landscaping. Green Valley Ranch, begun in 1994 on higher ground near Black Mountain, holds the newest and largest floor plans in the community, and many of its sub associations are gated.

If you want a brand new home with more square footage, the nearest options sit outside Green Valley proper, in Henderson master plans like Cadence and Inspirada that are still building. Ryan can set a Green Valley resale next to a new build so you can compare the real monthly cost against the sticker price.

Wherever you land, confirm the school assignment for the exact address on the CCSD zoning search. Green Valley spans 11 elementary schools, 3 middle schools and 3 high schools, and the boundary can change on the next street over.

How Does Ryan Handle Selling and Buying at Once?

Most people need the money from the current home to buy the next one. Ryan prices your home, estimates what you would walk away with, and sends you to a lender to confirm what you can borrow. Ryan connects buyers with trusted lenders and down payment assistance programs.

Then comes the timing. If you sell first, he can ask your buyer for a short rent back so you stay put until the new home closes. If you want to buy first, he can write an offer that depends on your home selling. Not every seller accepts one of those, so he asks the listing agent before you get attached to a house.

Speed is part of the plan. Nevada Real Estate Group, using Las Vegas MLS data for the 12 months ending September 18, 2026, reports a median of 30 days from listing to accepted offer. That is a median, not a promise, and Ryan builds your timeline with room on both sides of it.

What Should Green Valley Upsizers Watch For?

Two association fees are normal here, a master fee plus a sub association fee, and they vary a lot between gated and non gated streets. Some parcels also carry a Special Improvement District assessment on the Clark County tax bill. Ryan pulls both numbers on the new home before you commit, so your bigger house does not come with a surprise attached.

What Homes Are Selling For in Green Valley

Here is what actually closed. Las Vegas MLS records 228 home sales in Green Valley from July 25 through September 23, 2026, at a median price of $492,250.

Half of those sales landed between $387,500 and $649,750, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $273 per square foot and the median home went under contract in about 36 days.

By property type, the medians were single family homes at $535,000 (176 sales), townhomes at $347,500 (26 sales) and condos at $247,000 (26 sales).

These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
