Skye Canyon spans 1,700 acres in ZIP 89166 with a median sale price around $586,500 as of February 2026. Inventory ranges from LGI townhomes in the $380s to Toll Brothers homes above $900,000, with six active builders still selling new construction.

Providence is older, built mostly in the late 1990s and 2000s, and sits west of Skye Canyon. Prices land in a similar range, but most inventory is resale, not new build. Providence has mature trees and established landscaping that Skye Canyon will not match for another decade.
