Skye Canyon and Aliante are both master-planned communities in the north valley, but they sit in different cities and feel very different. Pricing, golf access, and school zoning are the three places they split.

How are Skye Canyon and Aliante different?

Skye Canyon is in the City of Las Vegas, ZIP 89166, covering 1,700 acres of northwest Las Vegas. The median price is around $586,500 as of February 2026, with six active builders selling homes from the $380s to $900,000-plus. The community is anchored by Skye Fitness, the Skye Center clubhouse, a junior Olympic pool, and Smith's Marketplace.

Aliante sits in North Las Vegas, a separate city with its own jurisdiction and school zoning. It is older, mostly built out in the late 1990s and 2000s, and centers on an 18-hole Aliante Golf Club and the Aliante Casino. Pricing typically runs lower than Skye Canyon, and inventory is heavily resale.

Aliante is the play for buyers who want golf at their doorstep, a built-in casino, and a lower price point. The terrain is flatter and the streets are settled.
