Rhodes Ranch New Construction and Build-Out Status

by Ryan Rose

Rhodes Ranch is a largely built out community with approximately 3,795 homes completed and plans for a final count of roughly 4,000 residences. New construction opportunities within the original guard gated community are extremely limited, making resale homes the primary path to ownership in this southwest Las Vegas neighborhood.

How Built Out Is Rhodes Ranch?

Development in Rhodes Ranch began in 1997 under builder Jim Rhodes and continued through the late 2000s and into the 2010s. Over that span, more than a dozen builders contributed to the community, including Rhodes Homes, Harmony Homes, Dunhill Homes, Richmond American, Pardee, KB Homes, Pulte, Del Webb, D.R. Horton, and Century Communities. The community spans 1,330 acres in the 89148 zip code and has been functionally sold out for several years.

The remaining build out capacity of roughly 200 additional homesites means only a small number of new or recently completed properties appear on the market at any given time. As of early 2026, about 34 newer construction listings were available in Rhodes Ranch at a median price near $487,000. These tend to be among the last parcels developed by builders like Century Communities, whose Estates at Rhodes Ranch collection introduced modern floor plans with features like multi slide glass walls and multi generational casitas.

What Does This Mean for Buyers?

Because new construction is nearly exhausted, the Rhodes Ranch market is driven almost entirely by resale inventory. The median sale price as of February 2026 sits at $466,536, down 2.3% year over year, while the median list price has climbed to roughly $625,150 as of March 2026. The average price per square foot stands at approximately $257. Homes typically range from about 1,200 square feet for condos up to 4,800 square feet or more for estate properties.

Ryan Rose advises buyers interested in Rhodes Ranch to act on well priced resale listings rather than waiting for new builds. With the community nearing full build out, supply is limited and quality homes in premium sections along the golf course tend to generate offers quickly. The guard gated security, established landscaping, and mature tree canopy of over 3,000 palms along the golf course are advantages that only a built out community can offer.

What About Nearby New Development?

Buyers who want brand new construction near Rhodes Ranch have options in adjacent southwest Las Vegas communities. Mountains Edge and areas along the 215 Beltway corridor continue to see active development. It is also worth noting that developer Jim Rhodes has a separate 2,000 acre project called Blue Diamond Hill planned near Red Rock Canyon, with grading expected to begin in 2026 and home construction to follow. That project is distinct from the original Rhodes Ranch community.

For buyers who value the established character, proven amenities, and strong resale track record of Rhodes Ranch, the current market offers solid opportunities. Contact Ryan Rose to find the best available homes before the final parcels are gone.
