What Should an Out of State Buyer Know About Inspirada?

Inspirada is a master planned community in Henderson, not in Las Vegas proper, in the 89044 zip code. It opened in 2007 and is planned for about 11,500 homes on roughly 1,940 acres, laid out as seven villages. Because it built out over almost twenty years, a home from the first phase and a home finished last year can feel like different neighborhoods.

Location is the part maps do not explain well. Henderson Executive Airport is about six minutes away, the Las Vegas Strip is around fifteen minutes by car, and Sloan Canyon National Conservation Area borders the community with more than 1,700 protected petroglyphs. Day to day shopping sits at The Shops at Inspirada, and a larger town center called Centurion at Inspirada broke ground in February 2026 with a Sprouts grocery store planned.

What Homes Are Selling For in Inspirada

Here is what actually closed. Las Vegas MLS records 156 home sales in Inspirada from July 25 through September 23, 2026, at a median price of $532,375.

Half of those sales landed between $452,750 and $659,000, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $262 per square foot and the median home went under contract in about 38 days.

By property type, the medians were single family homes at $545,000 (140 sales) and townhomes at $412,500 (16 sales).
