How to Know If Your Agent Is Just Telling You What You Want to Hear

One of the easiest traps for a home seller to fall into?

Choosing the agent who flatters you the most.

They come in confident, throw out a big number, tell you everything you want to hear… and you feel great—at first.

But here’s the thing:

If your agent can’t challenge you, they can’t protect you.

Red Flag: “We Can Get Way More Than That”

Look, I’m all for maximizing value. But if an agent gives you a number that’s noticeably higher than what the market supports—and can’t back it up with hard comps and a clear plan—they’re not pricing your home. They’re pricing your ego.

And you don’t want to find that out the hard way 60 days later after zero offers.

Real Advice Isn’t Always Comfortable

A good agent won’t just tell you what makes you feel good.

They’ll tell you what you need to hear. Like:

  • “We need to neutralize those paint colors.”
  • “Buyers won’t love that backyard setup.”
  • “If we list at that price, here’s the risk.”

That’s not negativity. That’s strategy.

Ask These Questions Before You Sign:

  1. “What’s your pricing strategy—and why?”
  2. “What comps are you using to support this number?”
  3. “What happens if we don’t get activity in the first 2 weeks?”

If the answers are vague or feel like a pep talk, be careful.

The Right Agent Doesn’t Sugarcoat It

I’d rather risk offending you with the truth than waste your time with a fantasy.

That’s how I protect your equity, your time, and your outcome.

How to Spot an Honest Real Estate Agent vs. a Smooth Talker (2025)

Q1: Why is it risky to choose an agent who flatters you?
Because they may be telling you what you want to hear, not what you need to hear. Overpromising on price without data or a clear strategy often leads to your home sitting unsold and price reductions later.
Q2: What’s a red flag when it comes to pricing advice?
If an agent throws out a price that’s much higher than the market supports but can’t back it up with solid comps and a clear plan, that’s a sign they’re pricing for your ego—not your success.
Q3: How can you tell if your agent is being strategic instead of just agreeable?
A strategic agent will give you honest feedback—even when it’s uncomfortable. They’ll challenge paint colors, staging, or pricing if it impacts your outcome. It’s not negativity—it’s protecting your equity.
Q4: What questions should you ask before hiring a listing agent?
Ask: “What’s your pricing strategy and why?”, “What comps support this price?”, and “What’s the plan if we don’t get activity in the first 2 weeks?” Vague answers are a red flag.
Q5: What’s the risk of listing too high?
Homes that are overpriced often sit on the market, develop a stigma, and require price drops later. This can lead to lower offers than if the home had been priced right from the start.
Q6: How do you know if your agent is truly on your side?
They’ll give you the truth, even if it’s not what you want to hear. Their focus will be on strategy, results, and protecting your equity—not just making you feel good in the moment.
Q7: What should I do if I feel like I’m being sold instead of advised?
Trust your gut. A real estate agent’s job is to guide you with transparency and skill, not just charm. If something feels off, get a second opinion from someone who prioritizes honesty over hype.

Bottom line?

If you feel like you’re being sold more than you’re being guided, trust your gut.
