Who Should I Hire to Sell My Home in Southern Highlands?
If you are selling a home in Southern Highlands, Ryan Rose | Real Broker, LLC handles the listing side: pricing, photography, gate access for showings, and the HOA paperwork Nevada requires you to hand over.
How Should a Southern Highlands Home Be Priced?
Southern Highlands is not one market. The master plan covers roughly 1,850 acres in the southern foothills, and it holds everything from standard two story homes to custom estates on lots running one third of an acre to five acres in guard gated enclaves like Olympia Ridge Estates. Pricing a home off the master plan average is how sellers end up chasing the market down.
Ryan prices from your subdivision, your floor plan, and your lot position. A Strip view, a golf course frontage, or a premium pad is worth real money here, and it has to be defended with sales, not adjectives. For timing context, Nevada Real Estate Group, using Las Vegas MLS data for the 12 months ending September 18, 2026, reports a median of 30 days from listing to accepted offer.
What Paperwork Does a Southern Highlands Seller Owe?
Two HOA layers means two sets of documents. You have the master association, which funds the 24 hour roving security patrol and the parks and landscaped common areas, plus your own sub association. Nevada requires a resale package on an HOA resale under NRS 116.4109, and in Southern Highlands that often means ordering from more than one association.
Ryan orders those documents the week the home goes live rather than after an offer lands. Waiting is how a clean deal turns into an extension request, and an extension is the moment a buyer starts renegotiating.
How Do Showings Work Behind the Gates?
Guard gated enclaves use manned entry gates, secondary controlled access points, and roving patrols. That protects your privacy and it also filters your buyer traffic, because an agent who cannot get through the gate does not show your home.
Ryan sets up gate clearance, showing windows, and agent instructions before the first appointment, so buyer agents are not calling from the entry booth. He also notes that Southern Highlands Golf Club, which opened in 2000, is private and that a membership does not come with the house. Saying so upfront keeps a buyer from walking at day 20 over an assumption.
What Ryan Watches at the Appraisal
As a Las Vegas real estate specialist, Ryan Rose plans for the appraisal early on custom and view homes, because unique properties have thin comp sets and appraisers often reach outside the enclave. He assembles the comp package and the upgrade list for the appraiser instead of hoping the number lands. One Zillow reviewer, Elaine, wrote that when an appraisal came in low, Ryan negotiated the price down to match it and saved her thousands.

What Homes Are Selling For in Southern Highlands
Here is what actually closed. Las Vegas MLS records 113 home sales in Southern Highlands from July 25 through September 23, 2026, at a median price of $570,000.
Half of those sales landed between $479,990 and $750,000, so that middle band is the realistic range for most buyers.
Across the same sales, the median worked out to about $250 per square foot and the median home went under contract in about 28 days.
By property type, the medians were single family homes at $580,000 (105 sales) and townhomes at $383,500 (8 sales).
These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
