Who Should I Hire to Sell My Home in Seven Hills, Henderson?
Selling a home in Seven Hills, Henderson takes an agent who can explain why your street prices differently than the one behind the next gate. Ryan Rose | Real Broker, LLC lists homes across Seven Hills and prices them from real comps, not from a community average.
How Is a Seven Hills Home Priced?
Seven Hills sits in the southwest Henderson foothills, and the Seven Hills Master Community Association covers 2,973 units. Those homes are spread across guard gated enclaves such as Terracina, Venezia, Rapallo, Renaissance and Presidio, several automatic gate neighborhoods, non gated streets, the Avalon condominiums and the townhomes at The Terraces. A single community wide price per square foot tells a seller almost nothing.
Ryan builds the comp set from the same tier, the same view situation and the same era of construction. A lot backing the Serket Golf Club, the par 72 Rees Jones course that opened in 1997 under the Rio Secco name, is not the same product as an interior lot two blocks away, even with matching floor plans. Elevation matters too, since the community climbs the McCullough foothills and some homes look out over the valley while others face a slope.
Timing sets expectations. Nevada Real Estate Group, using Las Vegas MLS data for the 12 months ending September 18, 2026, reports a median of 30 days from listing to accepted offer. Ryan uses that as a baseline and then tells you where your specific tier and price band sit against it.
What Does Ryan Do Before the Sign Goes Up?
He orders the resale package early. Sellers in Nevada have to deliver association documents, and in Seven Hills that usually means two associations, the master and your neighborhood, which takes longer than owners expect. Starting late is one of the easiest ways to push a closing date.
Then comes prep. Ryan walks the home and separates the work that returns money from the work that does not. Photography and video are scheduled for the light that shows your view or your yard best, and he writes the listing so the details that matter here, the gate, the lot position, the single story layout, the pool, land in the first two lines.
Showings inside a guard gated neighborhood run on the gate list, so Ryan coordinates access with the guard house and gives agents clear instructions. Sloppy access handling costs showings in this part of Henderson.
What Do Sellers Say About Ryan?
Elaine wrote on Zillow that when the appraisal came in low, Ryan negotiated the price to match it and saved her thousands. Kevin wrote in a Google review that he never felt the need to check in constantly to make sure things were getting done. Ryan has been licensed more than five years and holds a 5.0 rating from 5 Google reviews.

What Homes Are Selling For in Seven Hills
Here is what actually closed. Las Vegas MLS records 128 home sales in Seven Hills from July 25 through September 23, 2026, at a median price of $600,750.
Half of those sales landed between $412,175 and $786,250, so that middle band is the realistic range for most buyers.
Across the same sales, the median worked out to about $285 per square foot and the median home went under contract in about 39 days.
By property type, the medians were single family homes at $645,000 (108 sales) and condos at $295,000 (16 sales).
These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
