In September, 18.6 percent of Las Vegas home deals under contract fell apart, according to Redfin. That is almost one in five. Across the whole country, the rate was 14.5 percent, which Redfin says is the highest share it has ever recorded outside of March and April 2020.
So the national number is already close to a record, and Las Vegas is worse. Nationally, about one in seven deals fell through. Here at home, it was closer to one in five. That gap is the whole story. National real estate news is not local real estate news, and if you are buying or selling in Clark County right now, the local number is the one that touches your escrow.
Redfin also found that Las Vegas pending sales, meaning homes that went under contract, were down 10.9 percent from a year ago. Fewer deals are starting, and more of the ones that start are not making it to the closing table. If you have a home in escrow right now, or you plan to list or buy this fall, this is worth a few minutes of your time.
What Happened
Redfin, the national real estate brokerage and data company, published its September housing report on Oct. 12, 2026, and updated it on Oct. 13. The report is titled "U.S. Pending Home Sales Sink Near 12-Year Low." It was written by Dana Anderson. The headline number was simple. In September, 14.5 percent of homebuying deals that were under contract across the U.S. were canceled.
Redfin says that is the highest share since the pandemic began. Leave out March and April 2020, when the world shut down overnight, and it is the highest on record. That is a big deal. It means more buyers are signing a contract and then walking away before they get the keys.
The report also includes a table for the 50 biggest metro areas in the country. Las Vegas was near the top. Here is the Las Vegas row for September 2026:
- Share of homebuying deals that fell through: 18.6 percent
- Pending home sales: down 10.9 percent from a year ago
- Home sales: down 5.6 percent from a year ago
- Median sale price: $441,985, up 0.5 percent from a year ago
- Active listings: down 0.3 percent from a year ago
- New listings: down 2.7 percent from a year ago
Only two big metros had a higher cancellation rate than Las Vegas. Jacksonville, Florida, was first at 19.9 percent. Tampa was second at 18.8 percent. Las Vegas came in third at 18.6 percent. San Antonio (18.5 percent) and Phoenix (18.4 percent) rounded out the top five. At the other end, San Francisco had the lowest rate of all, at just 2.8 percent.
The rest of the national picture was soft, too. Redfin says pending sales across the country fell 4 percent from August to September. That was the biggest one-month drop in more than three years. It pushed pending sales to their lowest level since spring 2014, not counting April 2020. Pending sales also fell from a year earlier in all 50 of the largest metros. Redfin says that is the first time that has happened in three years. Closed sales nationally fell 1.6 percent from August, to the lowest level since late 2023.
Why It Matters to Las Vegas Residents
Think about what one in five really means. If five homes on your street go under contract this fall, one of them may come back on the market before it closes. For the seller, that can mean weeks of lost time, another round of showings, and sometimes a lower price on the second try. For the buyer who walked away, it can mean a lost inspection fee and starting the search over.
Redfin points to a few reasons buyers are backing out. Buyers have a lot of homes to pick from right now. When a buyer has options, a bad inspection report is easier to walk away from. So is a monthly payment that comes in higher than they expected. And some buyers just change their minds. When there are plenty of other homes for sale, it is easier to say "no thanks" and move on.
That fits what is happening in Las Vegas. A separate Redfin report from Oct. 14 estimates there are 14,234 sellers and 6,313 buyers in the Las Vegas metro. That works out to 125.5 percent more sellers than buyers, one of the widest gaps among the 50 biggest metros. When sellers outnumber buyers by more than two to one, buyers feel less pressure to hang on to a deal that has hit a bump.
Payments are part of it, too. Freddie Mac's weekly survey put the average 30-year fixed mortgage rate at 7.40 percent as of Oct. 15. Redfin notes that rates passed 7 percent by the end of September. A buyer who got pre-approved months ago may find the real payment looks different by the time the loan is locked. Redfin's head of economic research, Chen Zhao, put it plainly in the report. She said that when rates climb above 7 percent, "fewer people buy homes because fewer people can afford them."
Here is the good news for sellers. Prices in Las Vegas are not falling apart. Redfin's metro median sale price was $441,985 in September, up 0.5 percent from a year ago. That figure covers the whole metro and includes condos. Las Vegas REALTORS, which tracks single-family homes only, reported a September median of $470,000, the same as September 2025, according to FOX5. So values are holding. What is changing is how hard it is to get from "accepted offer" to "closed."
It also helps to know who is near Las Vegas on Redfin's list. Jacksonville, Tampa, San Antonio and Phoenix are all fast-growing Sun Belt metros, just like ours. Now those same markets are seeing buyers back out more often. San Francisco, at the bottom of the list, is a very different kind of market. So when a friend in another state says "deals are fine here," they may be right for their city. That does not mean it is true for Henderson or North Las Vegas.
Background and History
For years, the Las Vegas market moved fast. Homes got multiple offers. Buyers waived things to win. Back then, buyers held on tight once they were under contract, because the next house might take months to land. A Redfin agent in Boston, Brian Connelly, summed up that old feeling in the report. He said that for the last decade there was "almost a certainty that if you listed a home, it would sell."
That certainty is gone. Nationally, Redfin says the total number of homes for sale rose 1.2 percent in September, to the highest level since March 2020. And 60.5 percent of homes that sold nationwide went for less than their original asking price. About 19.8 percent of sellers with active listings cut their price during the month. Buyers see all of that. It gives them the confidence to push back, or to walk.
Las Vegas has its own version of this. Local sales have slowed. Redfin shows Las Vegas home sales down 5.6 percent from a year ago, and Las Vegas REALTORS reported single-family sales down 7.4 percent in September, per FOX5. Interestingly, Las Vegas active listings and new listings were both slightly down from a year ago in Redfin's table. So the local story is less about a flood of new homes and more about fewer buyers, higher payments, and more deals coming undone.
Rates have been the steady drumbeat. Redfin notes that the last time rates stayed above 7 percent for a stretch was September 2023. We are back in that range now. In that kind of market, every surprise in escrow feels bigger. A repair the buyer would have ignored in 2021 can now be the reason the deal ends.
This is not the first time Redfin has flagged weak pending sales. Pending sales measure contracts signed, so they show where closings are headed a month or two later. When pending sales drop and cancellations rise at the same time, it usually means closed sales will stay slow for a while. That is why this report matters even if you are not moving this month. It is an early look at the winter market.
What Happens Next
Redfin's economists are not calling for a quick turnaround. Chen Zhao said in the report that "slow sales also mean prices may flatten or fall in the not-so-distant future." That is a national view, not a Las Vegas forecast. But it tells you which way the wind is blowing for the months ahead.
The next big check-in will be October data. Redfin publishes its pending sales and cancellation numbers each month, and Las Vegas REALTORS releases its local numbers early each month. Watch three things. First, does the Las Vegas cancellation rate stay near one in five, or does it ease? Second, do pending sales keep falling from a year ago? Third, where do mortgage rates go? If rates stay above 7 percent, it is hard to see buyers getting more committed to deals in the short term.
It is also worth watching the gap between Las Vegas and the nation. Las Vegas has been running above the national cancellation rate. If that gap closes, it could mean local buyers are getting more comfortable. If it widens, it could mean the Las Vegas market is even more of a buyer's market than the national headlines suggest. Either way, the local number is the one to track, not the national one.
For people who are not in a rush, this market can be an opportunity. Buyers who are patient, fully approved and ready to close may find sellers who are glad to work with them, especially sellers who already had one deal fall through. Sellers who prepare well can stand out from the crowd. The homes that close in a market like this are usually the ones with the fewest surprises.
Ryan's Take
Here is how I read this. A canceled deal is rarely about one big thing. It is usually a stack of small ones. An inspection report with a long list. A payment that came in a little higher than the buyer planned. Then the buyer sees two more homes hit the market that look just as good. In September, that stack tipped over for almost one in five Las Vegas deals. I am not surprised, because buyers here have more choices than they have had in years.
If you are selling in Henderson, Summerlin, the southwest valley, or anywhere in Clark County, getting an accepted offer is not the finish line anymore. It is the halfway point. The sellers who close are the ones who plan for the bumps before they happen. They price it right, they fix the obvious stuff first, and they keep their backup options open. If you are buying, this market gives you room to ask for fair repairs and credits. Just do it in good faith, and keep talking. Most deals that fall apart could have been saved with a clear conversation early on.
What You Can Do
If you are selling, think about getting a pre-listing inspection. It lets you find the surprises before a buyer does. You can fix them, price around them, or share the report up front. Ask for backup offers when you can, so one cancellation does not send you back to square one. And price the home for the market we have today, not the market of 2021. With Redfin showing more than twice as many sellers as buyers in Las Vegas, a home that is priced right from day one gets the strongest buyers and holds them.
If you are buying, get a full loan approval, not just a quick pre-qualification, and ask your lender to run your real payment at today's rates before you write an offer. That one step can prevent the "my payment is higher than I thought" problem. Use your inspection period wisely. Most Las Vegas resale contracts give you a window to inspect and ask for repairs. If something big comes up, ask for a repair or a credit before you walk away. In this market, many sellers will work with you.
If you are a seller who gets a repair request, do not take it personally. In a market with more sellers than buyers, a repair request is often a sign the buyer still wants the home. Read it closely, get a quote or two, and answer with a fair counter. A small credit at closing can cost far less than putting the home back on the market, paying another month of mortgage and utilities, and starting showings over. Ask your agent to walk you through the numbers side by side so you can choose with a clear head.
If you are already in escrow, stay in close touch with your agent, your lender, and the title or escrow company. Know your key dates. Respond quickly to requests for documents. Small delays are where deals start to wobble. And if you are a seller whose deal just fell through, do not panic. Look at why it happened, fix what you can, and get back on the market with a plan.
