Is Las Vegas a Buyer's or Seller's Market?
Right now Las Vegas is close to a balanced market, with the edge slowly moving toward buyers. In August 2026, the valley had a little over 4.5 months of housing supply and more homes for sale than a year earlier, according to Las Vegas REALTORS. Sellers still get fair prices, but buyers have more choices and more room to negotiate than they did a few years ago.

How Do You Tell a Buyer's Market From a Seller's Market?
The most common gauge is months of supply. It asks a simple question: if no new homes were listed, how many months would it take to sell every home now on the market?
A common rule of thumb says about six months is balanced. Much less than that favors sellers, because buyers compete for fewer homes. Much more favors buyers, because sellers compete for fewer offers. Other clues help too, like how fast homes sell and whether prices are rising or falling.
What Do the Las Vegas Numbers Show Right Now?
Here is what Las Vegas REALTORS reported for August 2026:
- Supply: a little over 4.5 months
- Single family homes listed without offers: 7,590, up 5.3% from a year earlier
- Single family homes sold within 60 days: 74.8%, down from 77.5% a year earlier
- Median single family price: $475,000, down 1% from a year earlier
Every one of those points leans a little toward buyers. Supply is up. Homes take a bit longer to sell. Prices dipped slightly. Still, 4.5 months is below the six month mark, so sellers have not lost their footing.
The shift started earlier in the year. January 2026 supply was nearly five months, up from 3.5 months a year before. That month, LVR president George Kypreos said conditions were starting to favor buyers, with more homes to choose from at stabilizing prices.
What Does This Mean If You Are Buying?
You likely have time to see more homes and think before you offer. A well priced home in a popular area can still draw more than one offer, so do not wait too long on one you love.
You may also have room to ask for repairs or seller credits. With the average 30 year fixed rate at 6.95% on September 17, 2026, per Freddie Mac, a credit toward a rate buydown can be worth more than a small price cut. Ask a lender to compare both for you.
What Does This Mean If You Are Selling?
Pricing right from day one matters more now. Buyers compare your home to more listings than they did a year ago, and homes that sit often end up with price cuts. Good photos and a clean, ready home help you stand out.
