Is Black Mountain Henderson a Gated Community?

by Ryan Rose

Black Mountain Henderson is partially gated, not entirely. Several sections within the community operate behind guard gates, while other neighborhoods offer open access without gated entry. Your experience depends on which specific subdivision you choose.

Which Parts of Black Mountain Are Gated?

Three distinct sections of Black Mountain feature gated access. Heritage at Black Mountain Ranch is a 55 plus active adult community with its own gated entry, clubhouse, pool, and fitness center. Juniper Trails is a gated section within Black Mountain Ranch that includes a pool, spa, BBQ area, and dog park. The Black Mountain Golf and Country Club area is also mostly gated, providing an added layer of privacy for its luxury custom homes.

Each gated section manages its own access controls independently, so gate styles and entry procedures vary.

Which Parts of Black Mountain Are Not Gated?

The majority of Black Mountain's residential areas are not gated. Many of the established single family neighborhoods built between 1998 and 2005 have open street access. Several of Lennar's newer Black Mountain Ranch collections, including Daybreak, Founders Village I, Founders Village II, Highpointe, and Landmark, are also non gated communities.

Non gated sections still benefit from low crime rates and the overall safety reputation that Henderson maintains as one of the safest large cities in the United States.

Do HOA Fees Differ Between Gated and Non Gated Sections?

HOA fees vary across Black Mountain's subdivisions, and gated communities generally carry higher monthly costs. Heritage at Black Mountain Ranch charges approximately $123 per month, covering gate maintenance, the clubhouse, and community amenities. The general Black Mountain Ranch HOA is roughly $35 per month for non gated sections. Bighorn Condos, a non gated condo community, runs about $215 per month due to shared building maintenance.

Ryan Rose on Choosing Between Gated and Non Gated

Ryan Rose notes that buyers should weigh whether gated access is a personal priority or simply a nice to have feature. The non gated sections of Black Mountain offer the same mountain views, proximity to trails, and access to Henderson amenities at a lower monthly cost. For buyers who value controlled entry and exclusive amenities, Heritage and Juniper Trails deliver that experience without the premium price tags found in other Henderson gated communities.
