How Does Escrow Work in Nevada?

Escrow in Nevada is a neutral holding step between the signed contract and the closing. A licensed escrow company holds the buyer's money and the signed papers, then releases them only when every condition in the contract is met. In Las Vegas this is usually handled by a title company, and a financed purchase often takes about five to six weeks.

I'm Ryan Rose | Real Broker, LLC, a Las Vegas Realtor, and I walk buyers and sellers through escrow on every deal. Here is what actually happens, in plain words.

What Is Escrow Under Nevada Law?

Nevada defines escrow in NRS 645A.010. In short, one person hands money or documents to a third party, and that third party holds them until a set event happens. Then it delivers them as agreed. Escrow agencies and agents must be licensed under NRS chapter 645A. The Division of Mortgage Lending oversees them.

Your escrow officer does not pick a side. The officer follows the written instructions that the buyer and seller both sign. If the two sides disagree, the officer waits for them to agree in writing.

What Happens After You Open Escrow?

Here is the usual order on a Las Vegas resale home:

1. Escrow opens. The signed purchase agreement goes to the title company. The buyer sends the earnest money deposit. 2. Disclosures arrive. The seller must give the buyer the Seller's Real Property Disclosure at least 10 days before closing, under NRS 113.130. If the home is in an HOA, the buyer also gets a resale package. Under NRS 116.4109, the buyer can cancel by written notice until midnight of the fifth calendar day after receiving it. 3. Inspections and appraisal. The buyer inspects the home during the due diligence period in the contract. The lender orders an appraisal. 4. Title work. The title company searches for liens and other problems and issues a title report. 5. Loan approval. The lender clears the file. The CFPB says your lender must give you the Closing Disclosure at least three business days before you close. 6. Signing and funding. Both sides sign. The loan funds. 7. Recording. The deed is recorded with the Clark County Recorder. Under NRS 113.110, the sale counts as conveyed when escrow closes.

ICE Mortgage Technology reports the average purchase loan closed in 36.8 days in March 2026. Cash deals can move faster because there is no loan to approve.

What Fees Does Escrow Collect?

Escrow collects the costs and pays them out at closing. One Nevada cost is the real property transfer tax. The Clark County Recorder's office says the rate is $2.55 for each $500 of value.

Here is an example with simple math. On a $400,000 sale, that is 800 units of $500. Multiply 800 by $2.55 and you get $2,040. That is an estimate. Your contract decides who pays it, so check with your escrow officer.

How Do You Keep Your Money Safe in Escrow?

Wire fraud is the big risk. Scammers send fake emails that look like they came from the title company with new wiring steps. Before you wire anything, call your escrow officer at a phone number you already trust. Never use a number from the email itself. And if wiring steps change by email, stop and call.
