History of Southern Highlands
Southern Highlands traces its origins to the 1990s when Olympia Companies acquired approximately 2,300 acres in the southern Las Vegas valley for master planned development. Understanding the community's history provides context for its current character, explains architectural decisions, and helps buyers appreciate how Southern Highlands evolved into one of Las Vegas' premier residential communities.
Development Origins
Olympia Companies, a development firm with experience in master planned communities, envisioned Southern Highlands as an upscale residential destination combining Mediterranean architecture, comprehensive amenities, and the private Southern Highlands Golf Club. Ground breaking occurred in the mid 1990s, with initial home construction beginning shortly after infrastructure development.
The development plan emphasized architectural cohesion from the start, establishing design guidelines that created the consistent Mediterranean character visible throughout the community today. This intentional approach distinguished Southern Highlands from communities that evolved without unified vision.
Golf Club Establishment
The Southern Highlands Golf Club opened as the community's centerpiece amenity, designed by renowned golf architect Robert Trent Jones Jr. The private club established the community's prestige positioning, attracting golf oriented buyers and setting quality expectations for the surrounding residential development. Golf course homes became the community's most premium real estate.
Phased Development
Southern Highlands developed in phases over approximately two decades, with different neighborhoods completing at different times. Earlier phases (late 1990s through early 2000s) established the community's foundation, while later phases continued through the 2010s and into the 2020s. This extended timeline means home ages vary significantly across the community, from 25+ years old to newly constructed.
The 2008 financial crisis temporarily slowed development, as it did throughout Las Vegas. However, Southern Highlands' established reputation and quality helped it recover more strongly than less proven communities.
Community Evolution
As Southern Highlands matured, amenities expanded beyond the golf club. Parks developed throughout the community, the Paseo Trail system connected neighborhoods, commercial development brought retail and dining, and community events created social traditions. The community evolved from a development site to an established neighborhood with genuine character.
Today, Southern Highlands approaches build out, with limited remaining land for new development. This maturity means buyers evaluate actual rather than promised community characteristics.
