History of Rhodes Ranch: Who Built It?
Rhodes Ranch was built by Rhodes Homes, a company founded by prominent Las Vegas homebuilder James "Jim" Rhodes, with community development starting in 1997 and the first homes occupied in 1998. The 1,330 acre master planned community in southwest Las Vegas was designed as an accessible guard gated golf neighborhood and became known as the "Oasis in the Southwest."
Who Was Jim Rhodes and What Was His Vision?
James Rhodes founded Rhodes Design and Development Corp., which became one of the most active homebuilding companies in the Las Vegas Valley during the 1990s and 2000s. His vision for Rhodes Ranch was to create a guard gated golf course community that offered the amenities of luxury developments at price points working families and first time buyers could afford. At the time, most guard gated golf communities in Las Vegas required significantly higher incomes to enter.
The community was master planned across 1,330 acres of desert land in the southwest valley, anchored by an 18 hole, par 71 golf course designed by Ted Robinson Sr. Robinson was the same architect who designed the course at Canyon Gate Country Club, another well known Las Vegas gated community. The plan called for approximately 4,000 homes at full buildout, along with a recreation center, water park, walking paths, and landscaped common areas that would give the community its resort like character.
How Did Rhodes Ranch Develop Over the Decades?
Construction began in 1997, and the first residents moved in during 1998. Over the following decade, multiple national and regional builders joined the project alongside Rhodes Homes, including Richmond American, Pardee, KB Home, Pulte, Del Webb, DR Horton, Harmony Homes, and Dunhill Homes. This mix of builders created a diverse range of home styles, sizes, and price points within the guard gated walls.
The 2008 housing crisis hit the Las Vegas market hard, and Rhodes Companies filed for Chapter 11 bankruptcy in 2009. Dunhill Homes took over remaining development parcels and completed much of the final construction. Ryan Rose, a Las Vegas real estate expert, notes that the community weathered the downturn and emerged with strong resale values, a testament to the original master plan and the desirability of its location and amenities. Today, Rhodes Ranch has approximately 3,795 completed homes, approaching the originally planned 4,000 unit buildout.
What Is Rhodes Ranch's Legacy?
Rhodes Ranch holds a unique place in Las Vegas real estate history as one of the first guard gated golf communities to make that lifestyle accessible to a broad range of buyers. The community proved that staffed security gates, a championship golf course, a private water park, and a full recreation center did not have to come with a million dollar price tag. That original philosophy continues to define the neighborhood today, with a median home price near $466,000 and HOA fees between $155 and $225 per month.
