Which Course Runs Through Aliante?
Aliante Golf Club is the 18 hole, par 72 course at 3100 West Elkhorn in North Las Vegas. It was designed by Gary Panks, opened in December 2003, and plays about 7,022 yards from the back tees. The routing follows a meandering arroyo that comes into play on 14 holes, with water features, generous landing areas and mature trees that are unusual for a desert course.
The part that matters for a buyer: it is a public course. Green fees are posted daily and tee times book through the pro shop or the usual booking sites, so buying a home on a fairway here does not include a membership and does not require one. Nothing about play access sits inside your purchase contract.
Two neighborhoods carry most of the course frontage. Club Aliante is the guard gated Pulte neighborhood of 328 homes built between 2005 and 2007. Sun City Aliante, the Del Webb age restricted community, also runs along the course, and age rules there come from the association, so confirm them with the HOA if that is your target.
What Does a Fairway Lot Buy You?
Two things, and they are worth separating. The first is the open space behind the home that nobody can build on, which is the durable value. The second is the view itself, and that swings widely by hole, by elevation and by which direction the home faces. A lot backing a green plays very differently from one sitting in a landing zone.
Before you write an offer, ask which hole and which part of it you back up to. Ask whether a previous owner installed netting or upgraded glass, and why. Ask who pays when a ball breaks a window, since that answer lives in the course policy and in your own insurance, not in the listing remarks. Ask about irrigation overspray drifting onto patios and vehicles, and about maintenance hours, because mowing crews start early.

What Homes Are Selling For in Aliante
Here is what actually closed. Las Vegas MLS records 175 home sales in Aliante from July 25 through September 23, 2026, at a median price of $456,990.
Half of those sales landed between $370,000 and $530,000, so that middle band is the realistic range for most buyers.
Across the same sales, the median worked out to about $232 per square foot and the median home went under contract in about 24 days.
By property type, the medians were single family homes at $475,000 (145 sales) and townhomes at $329,000 (27 sales).
