Why Do First Time Buyers Look at Mountain's Edge?
Mountain's Edge is a master plan in the unincorporated town of Enterprise, in Clark County, on the southwest side of the valley, mostly in 89178. Focus Property Group started building in February 2004, and the original plan called for 14,500 homes across more than 22 neighborhoods. Roughly 12,500 were built by the end of 2025, so there is a wide range of resale homes rather than one price point.
The parks are a real part of the value. Exploration Peak Park covers nearly 80 acres around the 2,846 foot Exploration Peak, with trails to the top, a splash pad, an Old West themed play area and an amphitheater. Nathaniel Jones Park has a dog park and a splash pad. Paiute Park has basketball and volleyball courts. Clark County owns all three, and the Mountain's Edge Master Association maintains them with money collected from residents, which is part of why the dues exist.
What Do First Time Buyers Get Wrong Here?
The monthly payment. Buyers budget for principal, interest, taxes and insurance, then find out most Mountain's Edge homes carry a master assessment plus a sub association fee. Two homes at the same list price can land in different sub associations with different dues.

What Homes Are Selling For in Mountains Edge
Here is what actually closed. Las Vegas MLS records 133 home sales in Mountains Edge from July 25 through September 23, 2026, at a median price of $435,000.
Half of those sales landed between $384,495 and $541,500, so that middle band is the realistic range for most buyers.
Across the same sales, the median worked out to about $246 per square foot and the median home went under contract in about 27 days.
By property type, the medians were single family homes at $449,995 (108 sales) and townhomes at $349,940 (24 sales).
These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
