Closing day on your new Las Vegas construction home is exhilarating, but the first 30 days are when small oversights can become costly problems. This checklist covers what to do immediately, what to schedule, and what most buyers forget until it is too late.

Day One: Utilities and Security

Your very first call after getting keys should be to your utility providers. Builder-supplied utilities terminate just two business days after closing, so NV Energy and Southwest Gas need to be in your name the same day you close. If you miss this window, you may return to a home without power or heat.

Change every lock and reset every smart lock code before you sleep in the house. Construction crews, vendors, and sometimes even the builder's sales team have had access to your home for months. New deadbolts cost about $30 each, and the peace of mind is worth far more than that.

Week One: Register Everything and Find Your Shutoffs

Walk every room with your phone and photograph the serial numbers on your HVAC system, water heater, appliances, and electrical panel. Register each appliance with the manufacturer immediately. Builder warranties and manufacturer warranties are separate, and both require registration to be valid.

Locate your water shut-off, gas shut-off, and circuit breaker panel before you need them in an emergency. In Las Vegas new construction, the main water shut-off is typically at the front of the lot near the street. Know where it is now, not during a burst pipe at midnight.

Week Two: Construction Dust and Water Quality

New construction creates a fine silica dust that embeds itself in every surface, duct, and vent. Change your HVAC filter immediately, even if the home is brand new. Las Vegas tap water runs at approximately 17 grains per gallon hardness, one of the hardest in the country, so installing a whole-house water softener in the first 30 days protects your plumbing, appliances, and skin. The builder is not required to provide one.

Schedule a deep cleaning by a professional team experienced with post-construction cleanup. This is different from a standard house cleaning and involves removing drywall dust from cabinets, light fixtures, and window tracks.

Week Three: Inspections and Calendar Items

Schedule your 11-month warranty inspection now, while the date is fresh. Nevada's 1-2-10 warranty gives you Year 1 coverage for workmanship issues, but you must report them before the year ends. Set a calendar reminder for month 10 to give yourself a full month to walk the home and document every issue.

Review your HOA governing documents and note any landscaping deadlines. Most Las Vegas HOAs require homeowners to complete front yard landscaping within 6 to 12 months of closing. Missing that deadline results in fines, and the HOA will not extend it without a formal appeal.

Week Four: Backyard and Long-Range Planning

Your backyard arrives as bare compacted dirt. Since April 2022, grass is prohibited in all new Nevada construction, so your plan must use desert-friendly landscaping from the start. This is the time to consult with a landscape contractor, get your HOA plans approved, and price out any hardscaping or pool pre-plumb connections you had installed during the build.
