If there is one builder upgrade that Las Vegas homeowners wish they had selected more often than any other, it is the extended garage. It is quiet, unsexy, and often overlooked in favor of countertop or flooring upgrades at the design center, but it delivers more practical value per dollar than almost any other option on the list.
Why Standard Las Vegas Garages Fall Short
Production builders in Las Vegas typically include a two-car garage that measures approximately 20 feet deep by 20 feet wide. This is the minimum footprint needed to fit two standard sedans with the garage door closed. It leaves almost no room for storage, a water heater, a water softener, a workbench, recreational gear, or any of the other items that realistically accumulate in a Las Vegas household.
Las Vegas residents also tend to use their garages heavily as utility spaces. Summers in the valley push 115 degrees Fahrenheit, which means the garage often becomes the staging area for tools, bikes, holiday items, sporting equipment, and anything that cannot tolerate attic heat. A four-foot extension adds approximately 80 square feet and typically runs $6,000 to $10,000 depending on the builder.
Adding garage depth after the home is complete is a fundamentally different project. It requires demolishing the existing rear wall, extending the foundation, reframing, reroofing, restuccoing, and refinishing the interior. When all trades are included, a four-foot garage extension added post-construction in Las Vegas typically costs $25,000 to $40,000. The math on doing it at the time of construction is not close.

Depending on the community and price point, that premium ranges from $10,000 to $30,000 at resale. When the upgrade cost at the time of construction was $5,000 to $10,000, the return on investment is clear.
