Almost every new construction home in Las Vegas will develop some cracks in the first year or two, and most of them are completely normal. The challenge is knowing which ones to ignore and which ones to take seriously.

Why New Homes Crack in the Desert

Las Vegas puts extraordinary stress on new construction. Temperatures swing from over 115 degrees in summer to near freezing in winter. That thermal cycling causes wood framing, concrete, and stucco to expand and contract constantly. The desert soil beneath the slab also shifts as it alternates between wet and dry states. Add in the natural process of a new home's framing settling under the weight of the roof and walls, and cracking becomes essentially inevitable in the first 12 to 24 months.

The good news is that the vast majority of these cracks are cosmetic. A hairline crack in drywall near a corner, a small vertical crack in a stucco exterior, or a tiny gap where the ceiling meets the wall are all typical results of normal settling. They are worth noting and documenting but they are not signs of a structural problem.

The Cracks That Should Concern You

Size and direction are the two most important factors when evaluating a crack. Normal settling produces cracks that are less than 1/16 of an inch wide. Anything wider than that deserves a closer look, and specific types of cracks are clear warning signs.

Horizontal cracks in foundation walls or concrete block are among the most serious. A horizontal crack larger than 1/16 of an inch indicates lateral pressure on the foundation and should be evaluated by a structural engineer immediately. Cracks that appear simultaneously on both the interior and exterior surfaces of the same wall are another red flag, because cosmetic cracks rarely penetrate all the way through. Sloping floors, doors or windows that no longer fit their frames correctly, and cracks that return or keep growing after repair all suggest something more than normal settling is occurring beneath the surface.

Document Everything From Day One

Nevada's 1-2-10 warranty gives you strong legal protection. Year one covers workmanship defects, year two covers mechanical systems, and years three through ten cover structural defects. To take full advantage of this protection, you need a clear record of when cracks appeared and how they have changed over time.

Take a full photo walk of every room, every exterior wall, and every concrete surface on or immediately after your closing day. Date your photos and repeat this process every few months in the first year. If a crack was there on day one, it is a builder workmanship issue covered under year one. If it appears later and grows, it may fall under the structural warranty. Without documentation, disputes about timeline become very difficult.
