What Should You Know About North Las Vegas First?

Can You Use a VA Loan on a North Las Vegas Condo?

Yes, but only in the right project. VA says a condo project must be approved by VA before any unit in it can get a VA loan. VA stopped accepting FHA approvals in place of its own review back in 2009. So a complex that works for FHA may still need a VA check.

FHA has its own list. If a project is not on it, FHA may still allow a single unit approval in some cases, with limits on how many units can use it. Ryan checks both lists early. He also connects buyers with trusted lenders and down payment assistance programs.

How Does Ryan Review an HOA Before You Buy?

Nevada law requires the seller to give you the HOA resale package under NRS 116.4109. You can cancel in writing until midnight of the fifth calendar day after you receive it. Ryan reads it with you right away. He checks the reserve fund and any special assessments first. Then he reads the rental rules, since some owners rent the home out after a move.

For sellers, he orders the package early and lists the loan status clearly. Buyers who know their loan fits tend to write cleaner offers.
