Selling first is the safest plan for your budget. You know your exact profit before you shop, and you never carry two mortgages. The catch is timing. You may need a short rental, or you can ask your buyer to let you stay in the home for a few days or weeks after closing. That is called a rent back, and it has to be written into the contract.
Buying first feels easier on moving day. You shop, close, move once, and then list the empty home. It also costs more. You need cash or a loan for the new down payment while your equity is still tied up in the old house.
The third path is a home sale contingency. Your offer says you will buy only if your current home sells. Sellers can say no to this, and many will pick an offer without it if they have a choice.
Can You Qualify for Two Mortgage Payments?
This is the question that decides most plans. Fannie Mae's Selling Guide says a bridge loan on your current home counts as a debt in your debt to income ratio. It can be left out only if your current home has a fully signed sales contract and the buyer's financing contingencies have cleared.
In plain words, until your old home is truly sold, a lender may count both house payments. A bridge loan or a home equity line can free up down payment money, but each has its own costs and rules. Talk with a lender before you pick a path, and ask a CPA about any tax effects of the sale.
