Who Is a Good Buyer's Agent in Green Valley, Henderson?

by Ryan Rose

Ryan Rose | Real Broker, LLC works as a buyer's agent in Green Valley, the original master planned community in Henderson. Green Valley is mostly built out, so buying well here is less about picking a builder and more about reading each individual home.

What Should You Know About Green Valley Before You Shop?

Green Valley was founded in 1978 by American Nevada Corporation, the Greenspun family development company, on roughly 8,400 acres in the southeast part of the valley. Its grand opening was held on October 24, 1978, with Governor Mike O'Callaghan attending. It predates Summerlin, which is why the housing stock here spans decades.

The community splits into three areas that were built in different eras. Green Valley North came first, Green Valley South started around 1985, and Green Valley Ranch began in 1994. Mail addresses fall across the 89014, 89074, 89012 and 89052 zip codes.

That build history is the whole point for a buyer. A 1980s home and a 2000s home can sit two miles apart at a similar price, with very different roofs, windows, pools and electrical panels behind the walls. Ryan pulls comparable sales from inside your specific pocket rather than the entire 8,400 acres.

How Does Ryan Protect a Green Valley Buyer?

On older homes, the inspection period does the heavy lifting. Ryan schedules the general inspection early, then adds specialists where the house calls for it, such as a roof, sewer scope or pool inspection. He reads the reports with you and separates the items worth asking a seller to fix from the ones that are simply the age of the home.

Next comes the HOA layer. Many Green Valley neighborhoods have their own association with its own dues and rules, and some have none at all. Ryan confirms which applies to the exact address, then reviews the resale package, including the reserve fund and any planned special assessment, before your contingency period runs out.

He also checks whether any special assessment district balance is attached to the parcel and paid through the tax bill, since that follows the property to the next owner.

What Does the Pace of the Market Mean for You?

Nevada Real Estate Group, using Las Vegas MLS data for the 12 months ending September 18, 2026, reports a median of 30 days from listing to accepted offer. That is a market where a prepared buyer has room to negotiate on a home that has been sitting, and needs to move quickly on a fresh listing in a popular street.

So Ryan sends you to a lender first for a full preapproval. Ryan connects buyers with trusted lenders and down payment assistance programs. Natasha, a Google reviewer, said Ryan gives realistic advice about timing and neighborhoods, even when that means waiting.

What Homes Are Selling For in Green Valley

Here is what actually closed. Las Vegas MLS records 228 home sales in Green Valley from July 25 through September 23, 2026, at a median price of $492,250.

Half of those sales landed between $387,500 and $649,750, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $273 per square foot and the median home went under contract in about 36 days.

By property type, the medians were single family homes at $535,000 (176 sales), townhomes at $347,500 (26 sales) and condos at $247,000 (26 sales).

These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
