The blue tape walkthrough is one of the final steps before you close on a new construction home in Las Vegas. It is your chance to identify cosmetic and mechanical deficiencies in the completed home so the builder can correct them before you take ownership. Buyers who come prepared with a checklist get significantly better results than those who walk through without a plan.

What the Blue Tape Walkthrough Is

The builder's project manager or superintendent will meet you at the finished home, typically 1 to 2 weeks before closing. You walk through every room together and use blue painter's tape to mark any items that need attention: paint drips, scratches, drywall imperfections, gaps in trim, missing hardware, grout inconsistencies, or any finish that does not meet the builder's own quality standards. The builder then works through the tape list before your closing date.

This walkthrough is distinct from the final walkthrough, which happens on closing day and is primarily a mechanical orientation. The blue tape session is your quality review, and arriving with a methodical room-by-room approach ensures you do not miss anything under the pressure of the moment.

What to Inspect in Every Room

In every room, check paint coverage and finish consistency on all walls and ceilings. Look for nail pops in the drywall, gaps at baseboards and door casings, and proper door swing and latch function. Test every light switch and outlet. Examine flooring for chips, hollow spots in tile, seam alignment in LVP, and transitions between materials.

In the kitchen, run all appliances through a basic function test. Check cabinet alignment, drawer slides, and hardware installation. Inspect the countertop for chips or seam quality at the backsplash. In bathrooms, test all fixtures for hot water delivery speed and pressure. Check caulk lines around tubs and showers for continuity and look for grout cracks or missing grout at tile joints.

Outdoors, inspect the stucco finish for cracks or inconsistent texture, check window and door seals, and confirm the garage door opens, closes, and reverses properly on the safety sensor test.

What the Builder Is Responsible For

The blue tape walkthrough covers cosmetic and workmanship items only. Structural and mechanical deficiencies that surface later are addressed through Nevada's 1-2-10 warranty: one year for workmanship, two years for mechanical systems, and 3 to 10 years for structural defects. Document everything you find at the blue tape walkthrough in writing, with photographs, and get the builder's acknowledgment of the complete punch list in writing before closing day.

Final inspections for new construction in Las Vegas typically run between $310 and $730 for a professional inspector. Having an independent inspector accompany you or conduct a separate pre-closing review adds a second set of trained eyes beyond the builder's own quality control.

Local Insight

As a Las Vegas real estate specialist, Ryan Rose attends blue tape walkthroughs with his clients whenever possible. The presence of a real estate professional changes the dynamic of the walkthrough because the builder's representative understands that unresolved items may be documented and escalated if needed. Ryan also advises clients to return to the home on closing day before signing to verify that all blue tape items were actually completed to their satisfaction.
