The community spans 171 acres with 167 total homesites planned, giving buyers a range of options from just under half an acre to more than two acres.

What Lot Sizes Are Available at Astra at La Madre Peaks?

The smallest homesites at Astra measure roughly 21,000 square feet (about 0.49 acres), while the largest exceed 59,000 square feet (over 1.35 acres), with select parcels reaching two full acres. The average sold lot size in Phase 1 was 0.63 acres. These generous dimensions allow for expansive custom estates with resort style outdoor living, motor courts, and guest casitas while maintaining privacy between neighboring properties.

Minimum home sizes are tied to lot selection and design orientation. Single level homes must be at least 4,500 square feet, while multi level residences require a minimum of 6,000 square feet. Buyers choosing larger lots typically plan builds well above these minimums, with many designing homes in the 8,000 to 12,000 square foot range to take full advantage of the acreage.

How Many Phases Does Astra Have?

Astra at La Madre Peaks is being developed by Howard Hughes Holdings in a phased approach. Phase 1 included 44 lots and saw its first closings in December 2024, with six recorded sales ranging from $2.6 million to $5.79 million. Phase 2 adds 39 lots and is under construction as of 2026, expanding the community further along the La Madre mountain ridgeline.

Additional phases are planned beyond Phase 2, though specific lot counts and release dates have not yet been publicly confirmed. The phased strategy allows the developer to manage demand and adjust pricing based on market conditions. December 2025 sales on Skyfall Drive and Western Skyline Drive showed continued strong demand, with lots closing between $2.9 million and $5.6 million.

How Does Phasing Affect Lot Selection and Pricing?

Ryan Rose has observed that early phase buyers at Astra tend to secure the most desirable positions, particularly elevated homesites with Las Vegas Strip views. Strip view lots averaged $5.55 million compared to $2.97 million for non Strip view parcels, a premium that reflects both scarcity and the permanence of those sightlines. As later phases open, remaining premium positions become increasingly limited.

The reservation process requires a $100,000 refundable deposit and proof of funds. Lots are released through a bidding process, so buyers who are prepared with financing documentation and a clear site preference have the strongest negotiating position.
