Where is Ashland at Summerlin?

Ashland sits in Summerlin West, west of the 215 Beltway. Summerlin's own home search lists it in the Grand Park village, and Taylor Morrison's own copy calls the setting the Redpoint district. The sales center is at 760 Windover Court, Las Vegas, NV 89138.

To get there, Taylor Morrison says to exit the 215 heading west onto Far Hills Avenue. Turn right on Sky Vista Drive, left on Sandstone Rise Drive, then right on Grand Park Boulevard. Summerlin says Grand Park, the park, will cover 90 acres when it is done, making it the largest park in Summerlin. Downtown Summerlin, trails and Red Rock Canyon are all a short drive away.

What homes does Taylor Morrison build at Ashland?

Every plan at Ashland is single story. Taylor Morrison lists seven plans from 2,450 to 3,306 square feet, with 3 to 5 bedrooms and 2 to 3 car garages. Ceilings run 9 to 12 feet, and the builder notes you can turn a bedroom into an office or gym.

| Plan | Beds | Baths | Sq ft | Stories | Base price | |---|---|---|---|---|---| | Colonial | 3 | 2.5 to 3.5 | 2,450 | 1 | $1,039,990 | | Frontier | 3 to 4 | 2.5 to 4 | 2,622 to 2,826 | 1 | $1,099,990 | | Heritage | 3 to 4 | 2.5 to 3 | 2,747 | 1 | $1,139,990 | | Liberty | 3 to 4 | 3.5 to 4.5 | 3,027 to 3,115 | 1 | $1,284,990 | | Patriot | 3 | 3.5 | 3,043 | 1 | $1,304,990 | | Pioneer | 3 to 4 | 3.5 | 3,216 | 1 | $1,385,990 | | Summit | 3 to 5 | 3.5 to 4.5 | 3,306 | 1 | $1,439,990 |

How much do homes cost at Ashland?

The lowest base price is $1,039,990 for the Colonial, as of October 16, 2026. The largest plan, the Summit, starts at $1,439,990. Prices change with every release, so ask for the current price sheet on the day you visit.

Your final number will be higher than the base price in most cases. To-be-built buyers visit the Taylor Morrison Design Studio, and lot premiums vary by lot. Taylor Morrison says quick move-in prices already include the lot premium and the options the builder put in.

Taylor Morrison often runs limited-time offers, and many are tied to its own lender, Taylor Morrison Home Funding. Ask which offers are live when you visit, and get the terms in writing. Financed buyers must also complete a pre-application with that lender before signing, even if they use a different lender for the loan.

What are the HOA and SID at Ashland?

Taylor Morrison does not publish a labeled HOA amount for Ashland. Summerlin West homes usually pay a master association plus a neighborhood association, so ask for both numbers in writing. Many Summerlin West villages also carry a City of Las Vegas special improvement district (SID). It shows up on the property tax bill, not in HOA dues, so ask for the balance on your exact lot.

What schools and places are nearby?

Taylor Morrison names Linda Rankin Givens Elementary, Ernest A. Becker Sr. Middle School and Palo Verde High School as nearby public schools. School zones can change, so check your exact address with the Clark County School District before you buy. Downtown Summerlin, Summerlin's trail system, golf and Red Rock Canyon are all close by.

Is Ashland a good fit for you?

Ashland may fit you if you want a large single story home in a gated Summerlin neighborhood. It works well for buyers who want to skip stairs, plus anyone who needs space for guests or a home office. Local Insight

As a Las Vegas real estate specialist, Ryan Rose tells buyers to bring their agent on the very first visit to Ashland. Taylor Morrison requires the agent to be registered at your first visit, and online sign ups do not count. Ryan also suggests you compare the base price with the lot premium on each open lot, and ask what drives each premium. Ask which lots back to open space and which face the street before you fall in love with a plan.
