Artificial Turf Installation and SNWA Rebates in Summerlin

by Ryan Rose

Water conservation is a defining feature of Summerlin homeownership. With the Southern Nevada Water Authority actively encouraging residents to reduce outdoor water use, artificial turf has become one of the most popular upgrades in the community. Generous rebate programs make the switch even more attractive, often covering a significant portion of the installation cost. Here is what Summerlin homeowners need to know about going synthetic.

Installation Costs

Artificial turf installation in the Las Vegas area typically runs $10 to $30 per square foot, fully installed. For a 500 square foot area, which is a common front or backyard conversion size, total project costs range from $5,000 to $15,000. The variation depends on the quality of turf selected, site preparation requirements, infill material, and the complexity of the layout.

Higher quality turf products with realistic blade shapes and UV resistant backing cost more upfront but hold up better under the intense Summerlin sun. Cheaper options can fade, flatten, or retain excessive heat. Most reputable landscaping companies in the area carry mid to high grade products that balance durability with a natural appearance.

SNWA Rebate Program

The SNWA's Water Smart Landscapes rebate is the primary incentive for grass removal in the Las Vegas Valley. As of January 2026, the program offers a base rebate of $5 per square foot from SNWA, plus an additional $2 per square foot bonus from the Las Vegas Valley Water District. That brings the total available rebate to $7 per square foot for the first 10,000 square feet of converted area.

On a 500 square foot project, the rebate alone could total $3,500, which offsets a meaningful share of installation costs. For larger properties with extensive grass areas, the savings become even more substantial.

There are important requirements to qualify. The converted area must include at least 50 percent living plants at maturity, supplied by a drip irrigation system. The new landscape surface must be permeable. A pre conversion site visit from SNWA is required before any work begins. Skipping that step disqualifies the project from receiving the rebate, so schedule the inspection early in the planning process.

What the Rebate Does Not Cover

The rebate applies to the removal of existing grass and the installation of qualifying replacement landscaping. It does not cover purely decorative hardscape, concrete, or pavers that replace grass. The 50 percent living plant requirement is strictly enforced, so plan your design accordingly. Many homeowners combine artificial turf with desert adapted plantings and drip irrigated beds to satisfy the requirement while still achieving a low maintenance yard.

How Turf Affects Home Value

Desert landscaping and artificial turf are now expected in many parts of Summerlin. Buyers increasingly view these features as positives rather than compromises. A well installed turf yard with complementary plantings can improve curb appeal, reduce ongoing utility costs, and make a home more attractive to the growing number of buyers who prioritize low maintenance living.
