What is The Arbors in Summerlin The Trails Summerlin: Established Excellence in Prime Location Summerlin vs Green Valley: Comparing Las Vegas Top Communities

The Arbors and The Trails are two of the most established villages in the Summerlin master plan, both built primarily in the late 1990s and early 2000s. While they share a similar vintage and the same Summerlin amenity network, they offer different experiences in terms of size, housing variety, amenities, and community character.

Size and Scope

The Arbors spans over 1,200 acres, making it one of the largest villages in Summerlin. This size supports a wide variety of housing types, from entry-level condos in Amber Ridge to custom estates in Bellacere. The Trails is a smaller, more compact village, which gives it a tighter community feel but with fewer housing options and less internal variety.

The Arbors' size means more parks, more subdivisions, and more price points to choose from. The Trails' smaller footprint means a more cohesive neighborhood identity where residents are more likely to see the same faces at the community center and parks.

Housing Options

The Arbors' housing range is broader. Condos start in the low $200,000s, townhomes run $300,000 to $450,000, single-family homes cover $450,000 to $700,000, and guard-gated luxury homes in Palisades and Bellacere can exceed $1 million. This variety means buyers at nearly every price point can find a home in The Arbors.

The Trails tends to be more uniform in its housing stock, focusing primarily on single-family homes in a narrower price range. Buyers looking for condos, townhomes, or guard-gated luxury may find fewer options in The Trails.

Amenities

The Arbors has the edge in on-site amenities with the Summerlin Tennis Club, the 16-acre Sports Park with an Olympic-sized pool, the Veterans Memorial Leisure Center, and four parks connected by the Paseo Park corridor. The Trails has its own community center and pool complex, but the scale is smaller.

Both villages access the broader Summerlin amenity network through master association dues, including the trail system, additional community pools, and community programming.

Schools

Both villages are served by strong Summerlin schools. The Arbors has the advantage of having Staton Elementary, Bonner Elementary, Rogich Middle School, and Palo Verde High School all within or immediately adjacent to the village. The Trails has nearby schools as well, but the in-village school density in The Arbors is higher.

Location

Both villages are in Summerlin North with similar proximity to Downtown Summerlin, Red Rock Casino, and the 215 Beltway. The location difference between them is minimal for most commute and errand purposes.

Local Insight

Ryan Rose recommends The Arbors for buyers who want maximum variety and amenity scale within a single village, and The Trails for buyers who prefer a tighter, more intimate community. Both are excellent established options, and the choice often comes down to the specific home available at the time of purchase and the buyer's preference for community size and feel.
