Condo and townhome communities like Amber Ridge, Silver Pine, Sunset Mesa, and Cottonwood Terrace generally have higher neighborhood HOA fees because the association covers building exterior maintenance, shared amenities like pools and fitness centers, and sometimes water and trash service. Condo HOA fees in The Arbors can run $200 to $350 per month depending on the complex.

The guard-gated communities of Palisades and Bellacere carry their own HOA fees that fund gate staffing, private road maintenance, and enhanced landscaping within the gates.

What the Fees Cover

Between the master association and neighborhood HOA, Arbors residents receive access to a substantial amenity package: the Summerlin trail system, community pools, the Summerlin Tennis Club, parks, youth and adult sports programming, fitness facilities at the Veterans Memorial Leisure Center, and community events throughout the year.
