What 55 Plus Community Is Actually in Spring Valley?

Rancho Las Brisas sits in the 89147 zip code, across from the Spanish Trail country club community. It is a gated neighborhood of 180 detached single family homes built between 1990 and 1996, running roughly 1,188 to 1,768 square feet with two or three bedrooms and attached garages. Amenities include a clubhouse with a multipurpose room and demonstration kitchen, an outdoor pool, tennis courts, billiards and a library. Everything here is resale, since the community finished building three decades ago.

The number to pay attention to is 180. A community that small produces very few listings in any given month, so a buyer who wants Spring Valley specifically should expect to wait for the right one rather than choose from several at once.

What Are the Nearby Options Outside Spring Valley?

Buyers who cannot wait usually widen the map by a few miles. Siena, a guard gated 55 plus community of about 1,800 homes with a public golf course running through it, is in Summerlin South in 89135. Sun City Summerlin, the Del Webb community that opened in 1989 with 7,779 homes and four recreation centers, is farther northwest. Neither is in Spring Valley, and it matters to say so plainly, since the commute, the dues and the tax district all change.

Here is what actually closed. Las Vegas MLS records 375 home sales in Spring Valley from July 25 through September 23, 2026, at a median price of $475,000.

Half of those sales landed between $375,000 and $618,000, so that middle band is the realistic range for most buyers.
