Who Is a Good 55 Plus Community Realtor in North Las Vegas?

Which 55 Plus Communities Are in North Las Vegas?
Sun City Aliante is the larger one. Del Webb built its 2,028 homes between 2003 and 2008 inside the Aliante master plan, and the community sold out in a little over five years. Floor plans run roughly 1,100 to 2,100 square feet with two or three bedrooms, two bathrooms and an attached two car garage. It sits about 14 miles north of the Strip, with the Sheep Mountain range behind it.
Ardiente is smaller and newer in feel. Centex started it in 2005, Shea Homes took it over in 2010, and it holds 788 single family homes. The 20,000 square foot clubhouse anchors it, with two outdoor pools, a fitness center, tennis and basketball courts, billiards and card rooms, six landscaped parks including a dog park, community gardens, and walking and biking trails with fitness stations along the way.
How Do the Age Rules Work?
The age rules come from the community, not from the listing sheet. Under the federal Housing for Older Persons Act, a community qualifies when at least 80 percent of occupied units have at least one occupant aged 55 or older, and the association verifies ages through surveys at least every two years.
That remaining 20 percent is a ceiling on exceptions, not something a buyer can claim. Whether a younger spouse or an adult child can live in the home, and how long grandchildren can stay, is set by that association's own CC and Rs. Ask the HOA to put the answer for your household in writing before your contingencies expire.
What Should You Check Before You Buy?
Single story living is the draw. Step free entry, wider hallways and a ground floor primary suite are standard in both communities and much harder to find in general North Las Vegas resale.
After that it is the paperwork. Pull the resale package early and look at dues, transfer fees, reserve funding and any pending assessment. Ask what the dues cover at your specific address, since amenity access is not always identical across a community. Then drive the trip you will actually make most often, whether that is to a doctor in Centennial Hills or to the 215.

What Homes Are Selling For in North Las Vegas
Here is what actually closed. Las Vegas MLS records 500 home sales in North Las Vegas from July 25 through September 23, 2026, at a median price of $415,000.
Half of those sales landed between $365,000 and $477,250, so that middle band is the realistic range for most buyers.
Across the same sales, the median worked out to about $231 per square foot and the median home went under contract in about 20 days.
By property type, the medians were single family homes at $428,000 (437 sales), townhomes at $330,000 (55 sales) and condos at $232,500 (8 sales).
These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
