The Hills is Summerlin's original village, and after more than three decades, it remains one of the most popular residential areas in the Las Vegas Valley. Like any community, it comes with clear strengths and honest trade offs that buyers should weigh before making a decision.

What Are the Pros of Living in The Hills Summerlin?

The Hills benefits from over 30 years of maturity. Tree lined streets, established landscaping, and a settled neighborhood character give it a warmth that newer Summerlin villages have not yet developed. The wide price range, spanning from the $300,000s in the original village to over $10,000,000 in The Hills South's guard gated enclaves, means buyers at virtually every budget can find a home here.

Location is another major advantage. The Trails Village Center puts coffee shops, restaurants, and everyday retail within walking distance. Summerlin's 200 plus mile trail system connects directly to Red Rock Canyon, and TPC Summerlin borders The Hills South. Summerlin Hospital Medical Center is roughly five minutes away, the Las Vegas Strip is 20 to 25 minutes by car, and Red Rock Canyon is just 10 to 15 minutes west.

Schools in the area rank highly: Lummis Elementary holds a 9 out of 10 rating, and private options like The Meadows School are nearby. The community is also notably pet friendly, with parks, walking paths, and a culture of dog walkers throughout the neighborhood.

What Are the Cons of Living in The Hills Summerlin?

Homes in The Hills were built between 1990 and 2000, which means many properties may require cosmetic updates or system replacements such as roofing, HVAC, or plumbing. There is no new construction available in The Hills, so buyers who want a brand new home will need to look at newer Summerlin villages.

Most of The Hills (original village) is not gated, which may concern buyers who prefer controlled access. Guard gated options exist in The Hills South, but those communities come with higher price tags and additional sub HOA fees on top of the Summerlin master association assessment. Las Vegas summer heat is also a factor, though this applies to every community in the valley.

Public transportation in the area is limited. While the freeway access via Summerlin Parkway and the 215 Beltway is excellent, most daily errands require a car.
