Teacher Aides and Paraeducators Qualifying for Worker Advantage

by Ryan Rose

Teacher aides and paraeducators in Nevada qualify for $20,000 in down payment assistance through the Worker Advantage Program. These professionals play a critical role in classrooms across the Clark County School District, and the state has included them among the 47 essential worker professions eligible for this housing grant.

The Role of Paraeducators in CCSD

Paraeducators work alongside certified teachers in CCSD classrooms, providing instructional support, assisting students with special needs, and helping manage daily learning activities. CCSD has partnered with UNLV to elevate approximately 400 paraeducators into fully certified teaching positions, reflecting how essential these professionals are to the district's operations across 373 schools.

What the Program Provides

The Worker Advantage Program offers $20,000 structured as a 0% interest second mortgage with no monthly payments. Repayment occurs only when you sell, refinance, or reach the end of the 30 year term. You can use the funds for your down payment, closing costs, or a rate buydown to reduce your monthly mortgage payment.

Eligibility for Teacher Aides

You must work full time as a teacher aide or paraeducator in Nevada. Additional requirements include a minimum 640 credit score, at least six months of Nevada residency, and household income at or below $142,350 in Clark County. The maximum purchase price is $832,750, and the home must serve as your primary residence. First time buyer status is not required.

Making Homeownership Affordable

Teacher aides and paraeducators typically earn less than certified teachers, making the $20,000 grant especially impactful. North Las Vegas offers a median home price near $410,000, where the grant could cover most or all of a conventional 3% down payment. Even in Las Vegas proper, where the median sits at $482,000, the $20,000 significantly reduces what you need to save.
