The southwest Las Vegas median home price is approximately $455,000 in 2026, reflecting a 5.2% decrease year over year. The median list price sits around $499,900, signaling that sellers are adjusting expectations. For essential workers, that softening creates opportunity.

Compared to the overall valley median of $482,000, the southwest saves buyers roughly $27,000 on a typical purchase. Compared to Summerlin's $686,000 median, the gap widens to more than $230,000.
