Northgate vs. Centennial Hills: How the Enclave Fits the NW Submarket

by Ryan Rose

Northgate is a small, established gated enclave of about 208 residents inside the larger, faster growing Centennial Hills submarket in northwest Las Vegas, and the two share amenities along the Ann Road corridor.

How Does Northgate Compare to Centennial Hills?

Northgate is a compact, built out gated community, while Centennial Hills is the broad, growing northwest submarket that surrounds it. Northgate holds roughly 208 residents in single story homes from about 1995, with no new construction left inside its gates. Centennial Hills, by contrast, spans several ZIP codes across the northwest valley and still sees active new home building, with roughly 18 to 22 new homes reported across the wider area. In short, Northgate offers small enclave quiet, and Centennial Hills offers scale and newer inventory.

What Do Northgate and Centennial Hills Share?

Northgate and Centennial Hills share the same everyday amenities along the Ann Road corridor. Residents of both use the grocery and retail at Ann Road and Decatur, parks like Lone Mountain Regional Park and Craig Ranch Regional Park, and the same hospital anchor at Centennial Hills Hospital Medical Center. Commutes are similar too, with the Las Vegas Strip about 20 to 25 minutes south by way of US 95. The main difference is scale: Northgate is one gated pocket, while Centennial Hills is the larger community around it.

Because both sit in the same northwest corner of the valley, residents also share the wider Centennial Hills conveniences, from Santa Fe Station for dining and entertainment to quick freeway access for trips across town. Schools, shopping, and hospital care serve the whole area, not just one neighborhood, so a Northgate buyer enjoys nearly all of the Centennial Hills lifestyle.

Which Fits a Buyer Better, Northgate or Centennial Hills?

The right choice depends on what a buyer values most. Northgate suits someone who wants a small, gated, single story home in a quiet established pocket, usually at a lower entry price. Centennial Hills fits a buyer who wants selection, newer construction, larger floor plans, or a two story layout, spread across a much bigger area. Both keep the same northwest valley conveniences, so the decision often comes down to enclave calm versus submarket variety.

Local Insight

Based on Ryan Rose's experience working with Northgate buyers and sellers, the choice often comes down to whether a buyer wants a small, settled gated street or the variety of a large submarket with newer homes. He points out that Northgate can offer a lower entry price on a single story home, while Centennial Hills opens up floor plans and new build options a 1990s enclave simply cannot.
