Las Vegas is adding significant new master planned communities to its map in 2026 and 2027, covering everything from downtown urban infill to multi-thousand-acre luxury hillside developments. This roundup covers the most significant launches so buyers can track what is coming and position themselves early.

Communities Opening in 2026

Esplanade at Red Rock by Taylor Morrison is a 55-plus community in the Summerlin area targeting sales from Q2 2026. The community plans 398 homes priced from the $800,000s, making it the most significant new active adult community to open in Las Vegas in recent years. It sits adjacent to Red Rock Canyon, giving residents immediate access to some of the best hiking and scenery in the Southwest.

Lakeview Ridge at Lake Las Vegas is a boutique development of 54 homes featuring interiors designed by Bobby Berk, the designer known nationally for his aesthetic work. This is a small, luxury-focused project that appeals to buyers who want something genuinely distinctive at a prestige address.

Lennar Cashman Center is a large urban infill development bringing 1,071 homes to the downtown Las Vegas area. This project signals growing builder confidence in the downtown corridor as the city continues its long-term revitalization effort. Lennar's "Everything's Included" model applies here, giving buyers a comprehensive package at a competitive price point for the location.

Communities Launching in 2027

Skye Summit is the most anticipated community scheduled for 2027, covering 505 acres in northwest Las Vegas with a full buildout of 3,500 homes. KB Home is the first confirmed builder, with Pulte, Taylor Morrison, Tri Pointe, Century Communities, and DR Horton to follow. The northwest Las Vegas corridor already accounts for 29% of all new home sales in the metro, and Skye Summit extends that corridor further with a diverse builder lineup serving multiple price points.

Blue Diamond Hill is the most high-profile luxury launch on the horizon. Harmony Homes is developing 2,000 acres near Red Rock Canyon with prices projected from $1.2 million to $2.5 million. Site grading began in Q1 2026, positioning it for sales in 2027. Four Seasons Private Residences at MacDonald Highlands represents the ultra-luxury end of the pipeline, with condos priced up to $27.5 million in the established Henderson luxury corridor.

Established Communities in Final Buildout

Cadence in Henderson remains the top nationally ranked master planned community per RCLCO, with approximately 12,250 total homes planned and an estimated two to three years from complete buildout. Inspirada in Henderson is approaching its final phase with roughly 75 homes remaining, making it one of the last opportunities to buy new in that community at all.

Local Insight

As a Las Vegas real estate specialist, Ryan Rose tracks every new community announcement and monitors builder registration lists closely. Getting your name on an interest list before a community officially opens for sales is not just a formality: it often determines which lots and floor plans you have access to when the sales office opens. Earlier phases in Las Vegas master planned communities have historically priced lower than later phases as infrastructure gets established and demand builds. Ryan Rose can add you to interest lists for upcoming communities and keep you informed as opening dates are confirmed. Reach out now to get ahead of the launches.
