Military families receiving PCS orders to Nellis Air Force Base or Creech Air Force Base have several strong housing options across the Las Vegas Valley. Summerlin consistently ranks among the top choices for families who prioritize schools, safety, and community feel, even though it sits farther from base than some alternatives.

Where Are Nellis and Creech Located?

Nellis Air Force Base is in northeast Las Vegas, roughly 35 to 40 minutes from Summerlin during normal traffic and 45 minutes or more during peak commute hours. The base has approximately 1,180 on base housing units managed by Hunt Companies, with availability that fluctuates based on demand and rank.

Creech Air Force Base is located in Indian Springs, about 45 miles northwest of Las Vegas. Creech does not have family housing on base. A free FedVan shuttle runs between Creech and Nellis daily, which many airmen use to avoid the long commute. Living in the western or northwestern parts of Las Vegas can reduce the drive to Creech compared to the eastern side of the valley.

The trade off is commute time. At 35 to 40 minutes to Nellis, the drive is longer than what you would get in Aliante (15 to 20 minutes) or Centennial Hills (25 to 35 minutes). Many families decide the school quality and overall quality of life in Summerlin justify the extra time on the road.

What About BAH and Housing Costs?

Las Vegas BAH rates for 2026 are competitive with Summerlin's housing market. Depending on rank and dependents, many active duty families find that BAH covers rent on a single family home in Summerlin or comes close. For those looking to buy, the combination of Nevada's low property tax rate (0.50% to 0.70%) and VA loan benefits makes homeownership accessible even on a first tour.

What Other Areas Should You Consider?

Aliante in North Las Vegas is the most affordable option close to Nellis, with newer construction and a 15 to 20 minute commute. Centennial Hills offers a middle ground with solid schools and a 25 to 35 minute drive. Henderson, on the southeast side of the valley, is another popular choice at 30 to 40 minutes from Nellis with its own set of highly rated schools and amenities.
