Masons Ironworkers and Glaziers Buying Homes with Worker Advantage

by Ryan Rose

Masons, ironworkers, and glaziers build the structural foundations and glass facades that define the Las Vegas skyline. Nevada's Worker Advantage Program recognizes these trades with $20,000 in down payment assistance, and all three appear on the program's list of 47 eligible professions.

How Masons Ironworkers and Glaziers Qualify

All three trades qualify for the Worker Advantage grant. At least one borrower on the loan must work full time in an eligible profession. The requirements include a minimum 640 credit score, six months of Nevada residency, and household income at or below $142,350 in Clark County.

You do not need to be a first time homebuyer. The program is open to anyone who meets the eligibility criteria, including workers who currently own a home or have purchased before. The maximum purchase price is $832,750, and the home must serve as your primary residence.

What the $20,000 Covers

The $20,000 is issued as a 0% interest second mortgage with no monthly payments required. You repay it only when you sell, refinance, or reach the end of the 30 year term. The funds can go toward your down payment, closing costs, or a rate buydown to lower your monthly mortgage payment.

Henderson has a median home price of $495,000, while North Las Vegas sits at $410,000 with a strong inventory of homes under $400,000. At the North Las Vegas price point, the $20,000 grant covers nearly 5% of the purchase, making FHA financing especially accessible for construction workers.

Construction Demand Across the Valley

Las Vegas has one of the most active construction markets in the western United States, and masons, ironworkers, and glaziers are central to the largest projects underway. The A's Stadium on the Strip, the Hard Rock guitar tower, and the LVXP entertainment district all require structural steel, masonry, and curtain wall glass installation. Infrastructure projects like Brightline West high speed rail and the Vegas Loop expansion add even more demand for these skilled trades.

On the residential side, Blue Diamond Hill in southwest Las Vegas plans 3,500 new homes, while Skye Summit in the northwest and New Windsor Park in North Las Vegas are actively building. AB540 has also expanded contractor licensing reciprocity, bringing additional project opportunities into the state.

Local Insight

Ryan Rose understands that masons, ironworkers, and glaziers often work long hours on demanding jobsites, which leaves little time to navigate the homebuying process.
